General Summary Of Duties:
Plans, directs, and implements organization safety programs, Inspections and investigations to ensure a safe, healthy and accident-free work environment by performing the following duties personally or through subordinated supervisors.
Role and Responsibilities: (Includes but is not limited to the following)
- Plans and implements safety policies and procedures in compliance with local, state, and federal Occupational Safety and Health administration (OSHA) rules and regulations.
- Plans and implements programs for the Mitigation and Prevention of Legionella, Asbestos and Mold.
- Inspects company facilities to detect existing or potential accident and health hazards, determines corrective or preventative measures where indicated, and follows up to ensure measures have been implemented.
- Prepares studies and analyses of industrial accident causes and hazards to health for use by company personnel and outside agencies.
- Is a qualified emergency responder for all major disasters as well as property emergency issue.
- Plans and implements programs to train managers and employees in work site safety practices, fire prevention and correct handling techniques for chemicals, toxins, equipment, and other materials.
- Prepares written report of findings and recommendations for correction of unsafe or unsanitary conditions.
- Works closely with fire safety vendors and the Fire Marshals to ensure all sprinkler and fire alarm systems are compliant with the fire codes and requirements.
- Works with contractors on concrete, electrical, plumbing, a/c, mold, and roofing issues that may arise and follow through with inspecting the work performed.
- Provides information, signs, posters, barriers, and other materials of warn of potential and actual safety hazards and to prevent access to hazardous conditions. Confers with employees to induce compliance with safety standards, codes, and regulations.
- Maintains safety files and records.
- Manages and directs the Floor Safety Program
Conducts night inspections ensuring emergency lights, pool lights, hall lights and parking lights are functioning.
Supervisory Responsibilities:
Is responsible for the overall direction, coordination and evaluation of property engineering programs. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include training employees in related field; planning, assigning, and directing work; appraising performance; addressing complaints and resolving problems.

Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.
Ability to read, write, speak, and understand the English language clearly to ascertain and document important information, to follow written and/or verbal instructions and to provide clear direction/guidance. Ability to relate to all levels of management and team members in verbal/written form. Ability to organize/prioritize work, meet deadlines, work with minimal supervision and multiple interruptions, exercise judgment and adapt instructions/directions from one assignment Answer the multi-line telephone and provide information as needed. Ability to access and input information using a moderately complex computer system.
Education Requirements
Bachelor's degree (B.A.) from 4-year college or university; or 5-year minimum related experience and/or training; or equivalent combination of education and experience.
Language Skills:
Ability to read, analyze and interpret the most complex documents and respond effectively to the most sensitive inquires or complaints as related to this field.
