Income Property Management is growing! We're hiring for an experienced Residential Transition Coordinator with excellent management skills to join our transition team. The Residential Transition Coordinator is responsible for the day-to-day operations of the properties they are assigned to when a community is between managers. In addition, the Residential Transition Coordinator will be responsible for training new Property Managers. On occasion, the Residential Transition Coordinator will be assigned to complete projects for a property.


If you enjoy jumping into new projects and training, this position might be for you! The Residential Transition Coordinator will travel amongst properties managed by IPM. Properties are in the Portland Metropolitan area (including Vancouver, WA) to Eugene, Redmond, and Tillamook, OR.


Workdays: Monday to Friday, 8:00 AM to 5:00 PM. On-call may be required for any after-hours emergencies.

Pay Rate: $25.00 to $29.00/hr (DOE)

Additional Compensation: $50.00 monthly cell phone stipend and mileage reimbursement ($.56 cents a mile)

Responsibilities of the Residential Transition Coordinator

  • Assist with training new and current Property Managers, Assistant Property Managers, and Leasing Agents on IPM policies, procedures, and software.
  • Handling all details of move-ins and move-outs (including leasing).
  • Preparing and reviewing all new resident files after move-in, and move-out, and approving all documents for the corporate office.
  • Completing income certification prior to move-in as well as annual recertifications in a timely manner (for affordable properties).
  • Responsible for tracking and following up on late rental payments; issuing non-payment termination notices to residents; and, if necessary, terminating tenancy, with corporate authorization.
  • Responding to all residents' complaints, needs, and concerns.
  • Communicating and updating Portfolio Manager daily.
  • Overseeing onsite staff at properties you are assigned to.

Requirements:


What you will bring as the Residential Transition Coordinator

  • Two (2) years of experience in apartment management.
  • Previous experience with Yardi and Tenant Tech is preferred.
  • Proficiency in Microsoft Office Suite is required.
  • A current and valid driver's license, proof of insurance, and a clean driving record.
  • Strong math skills

  • Strong crisis management skills
