RESIDENTIAL ASSET MANAGER – (Chicago)

Founded in 1995, Moving Station delivers Residential Real Estate solutions through our business-to-business partnerships. Our QuickBuy® Program is the only national iBuyer in the country. We partner with residential brokerages, builders, senior living communities and corporate relocation management companies to provide additional home sale solutions that provides sellers convenience, certainty, and ease.
As an Asset Manager your focus will include Residential Real Estate valuation, acquisition, and disposition nationwide. The Asset Manager will be responsible for overseeing his or her own portfolio of acquired homes. The asset management division handles Real Estate services for Moving Station’s front-line sales team, account management and customer service staff.
What You’ll Do
· Using in-house tools, and current photos of the subject property, underwrite Residential Real Estate to identify the market value in current condition.
· Research the local market and analyze comps to fully understand property values, market velocity and market strategy behind the subject property.
· Communicating details of our analysis to the sales team and/or local agent
· Review inspection results and calculate necessary credit from above valuation due to undisclosed defects.
· Manage a portfolio of inventory homes and prepare such to be marketed, including working with CapEx team to decide on necessary repairs and upgrades to facilitate a fast and profitable re-sale.
· Peer to peer reviews of aging inventoried properties.
· Negotiate sales and manage closing process (QuickBuy Purchase and QuickBuy Sale).
What We’re Looking For In You

· Stay up to date on Real Estate and market trends.
· Comfortable communicating with customers, vendors and peers be it over the phone or email.
· You can confidently breakdown and communicate a complex analysis into understandable terms.
· Create and run your own book of Residential Real Estate with profit and fast turn in mind (132 days is the average flip period for our properties).
What You Need
· 5+ year of recent experience as a license Residential Real Estate agent, property manager, appraiser or underwriter.
· Bachelor’s degree, preferably in Business, Finance, Real Estate, or other relevant area.
· Fluency in Microsoft Office applications, particularly Outlook, Excel, and Word.
· Good written and verbal communication skills.
· Able to manage your time well and adjust priorities dynamically as needed.
· Adaptability to changing environments and work processes.
· Active IL Real Estate License
