A Day In The Life of A Director of Property Management

As our Director of Property Management the goal of this position is to facilitate the efficient, effective and progressive functioning of our property management systems at HomeRiver Group. You will have ultimate responsibility for the performance of the Property Management division, as well as manage, motivate and assist Property Managers/Assistant Property Managers/Leasing Agents/Maintenance Technicians. You will set goals, create, and manage schedules by which Property Managers/Assistant Property Managers/Leasing Agents/Maintenance Technicians can manage their day by changing business needs. You will supervise, support, train, motivate and shape property management staff to achieve clear empirical goals and build upon existing property management systems to enhance the level of service we provide to our clients. You will have Oversight of resident move-in/move out, delinquencies, collections, evictions, AR, ledgers, etc. You will Assist our Director of Business Development with new business development efforts, including meeting with prospective clients, preparing property management agreements, and orienting new clients to our company. You will participate on committees that directly impact your line of business, including marketing, administrative teams and serve as the primary liaison and bridge-builder between the Property Management Division and our HOA, Residential and Property Services Divisions. Lastly, you will effectively work with other Regional Directors to further the mission of HomeRiver Group by assisting with departmental budget setting, office expansion efforts and the opening of new offices.

Education, Certifications, and Experience

Bachelor's Degree in Business Administration, Accounting or Finance

5+ years in a Sr. Property Management & 3+ years Prior Supervisory/Leadership role

5+ years in Residential (Single family or multi-family) Property Management required

Must have a valid driver's license and provide proof of personal insurance

Clear understanding of P&L statements, GL's, budgeting, etc.

Ability to troubleshoot, identify the root cause of, and develop and implement effective solutions to problems

Excellent verbal and written communication skills with experience in preparing executive summaries. Must be able to communicate effectively to a wide range of audiences

Experience with MS Office applications and property management software (PropertyWare, Yardi, Appfolio, and RentManager)
