Job description

FCI Residential is a part of Florida Crystals Corporation's real estate division, which focuses on multi-family residential development in urban and in-fill areas.  The real estate division currently has approximately 3,300 units in the development process throughout Florida.

 

 

 

 

Position Scope:

The Regional Maintenance Manager carries out regional management and leadership responsibilities in accordance with FCI Residential's policies and procedures. Responsible for preserving the overall physical integrity of our apartment communities within the portfolio including but not limited to, having a working knowledge of each properties systems related to code requirements, Fire Protection, access control, grounds, internal structural plans, HVAC, carpentry, electrical and plumbing.  Respondible for implementing all maintenance preservation programs from vendor management to safety programs.  The Regional Maintenance Manager works closely with the VP of real estate, regional managers, district managers, human resources, community managers, maintenance supervisors, maintenance technicians, vendors, and contractors to direct that all aspects of the community are well-maintained.

 

 

Detailed Roles and Responsibilities:

  • Assist on-site maintenance teams in the diagnosis of problems including but not limited to repairs related to HVAC, plumbing, electrical, swimming pool, exterior structure, drywall, appliance repair, access controls, and code violations.
  • Mentor and provide leadership to on-site maintenance teams and develop improvement strategies for efficiencies in cost control and continuous improvement.
  • Train and monitor maintenance teams, including safety training, and sponsored training events.
  • Ensure compliance of FCI's policies and procedures related to preventative maintenance.
  • Support Maintenance supervisor in maintaining equipment inventory.
  • Assist in the interview process for maintenance supervisor's and maintenance personnel.
  • Assist with annual budget planning, providing subject matter expertise for maintenance related needs.
  • Support regional property managers and district managers when bidding for major capital projects or repairs and provide specifications for the bidding process and contract preparation.
  • Audit site service requests and completion time, vacant turns, and make-ready reports.
  • Assist with property renovation projects and special projects.
  • Identify property capital need items according to company standards and provide supervision for capital projects and assist with meeting budgetary timelines.
  • Assist in the selection of vendor and contractor recommendations with the regional manager and on-site teams.
  • Assist the regional managers and district managers with facilities related issues and problem solving to find resolutions.
  • Conduct monthly portfolio reporting in accordance with company standards and VP expectations.
  • Ensure compliance with all local, state, and federal code requirements.
  • Assist on-site teams in preparation of severe weather events related to hurricanes, flooding, etc., as well as post property clean-up after severe weather events.
  • Additional duties as assigned.

  • Must be able to lift and carry up to 25lbs. Lifting and carrying weights exceeding 50 lbs. is to be always accomplished with assistance.
  • Must be able to travel frequently across the portfolio and must always have a valid driver's license and automobile insurance coverage.
  • Must be flexible to work longer hours in order to fulfill job requirements and duties if emergencies arise.

  • Sound problem solving, technical skills, analytical ability, good judgment in strong operational focus to coordinate and manage job description tasks.
  • Meticulous attention to detail in all areas.
  • Ability to understand, draw conclusions and can make recommendations regarding property maintenance and repairs.
  • Excellent written and verbal communication skills.
  • Professions in Microsoft Office (Word and Excel).
  • Ability to multitask, meet required deadlines and stay organized.
  • Possess a strong working knowledge of OSHA regulations.
  • South Florida, and Tampa travel required.

Essential Education and Experience Requirements:

  • High school diploma or equivalent is required. BA in construction, business, industrial or mechanical engineering or related discipline for BS/BA preferred.
  • 5+ years' experience in multifamily residential apartment maintenance.
  • English required (bi-lingual a plus).
  • CAMT, CPO and EPA designations preferred.
  • Experience leading change in multiple site environments.
