Compensation: $90,000 - $130,000 annually
Summary
Supports the VP of Engineering and Capital Construction in the performance of construction project for tenant fit outs and existing facility restoration and improvements as well as ongoing existing facility maintenance. The successful candidate will have strong project management skills and a customer service mindset. Our ideal candidate has experience in operations, construction, property management and a deep knowledge of Yardi or similar project management software.
This role will need to build relationships throughout the organization to be most effective and will be a hybrid of in-person and remote. Our office is centrally located in the Center City neighborhood.
Essential Duties, Responsibilities and Abilities
  • Independently manage construction repair and restoration projects as well as maintain budget and schedule.
  • Generating and presenting reports and presentations is a key duty for this role (using databases and MS Excel is critical.)
  • High verbal and written communication skills.
  • Ability to work efficiently in a fast-paced environment while managing multiple projects simultaneously.
  • Address the CAPEX (Capital Expenditures) maintenance needs of the portfolio to ensure the physical condition of the assets, including but not limited to concrete maintenance and repair, surface coating maintenance and repair, all HVAC systems, fire suppression systems, storm water and sanitary sewer systems, and anything else related to the physical plant and contribute to annual business goals.
  • Assists VP in identifying all property deferred maintenance issues, creating detailed scopes of work, bidding out projects based on the scopes of work, creating a bid level sheets to compare all bids and vendor qualifications to determine a vendor selection for the project, works at all properties across the portfolio.
  • Develop and maintain positive relationships with all stakeholders.
  • Perform regular site visits to review/ confirm construction progress and provide regular updates to leadership.
  • Ensures compliance of all safety policies and procedures including the use of proper lifting and carrying techniques and appropriate Personal Protective Equipment (PPE) as needed.
  • Occasional travel (projected once a month)

Computer and Other Technical Skills - Proficient in AutoCAD 2020 (or greater), Microsoft Word and Excel. Experience with Yardi (or similar), Microsoft PowerPoint, Adobe Illustrator and Adobe Photoshop a plus.
Mathematical Skills - Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, and area. Ability to apply concepts of basic algebra and geometry and financial analysis, including amortization, debt service, etc.

Qualifications

Education and/or Experience
Architecture, Engineering, Construction, Business Management, or other related field of study, bachelor’s degree is preferred.
3+ years of project management experience (construction) and strong project leadership skills, as well as 2 years of Yardi or similar software experience.
Experience in obtaining Alta surveys and Phase I and Phase II Environmental studies.
Strong organizational, time management and interpersonal skills
Construction industry experience, ideally in property and/or facilities management
Strong relationship-building skills Strong verbal, written, and interpersonal communication skills.
Ability to communicate technical details and instructions to users in a user-friendly way.
Demonstrated ability to work effectively with multiple teams, including internal, external, and remote staff.
