Job Description
General Summary
Establishes baselines for equipment inspections and submit results after the first preventive maintenance activity. Ensures a qualified individual performs a review and trending of the operating logs to determine if there are abnormal or out of range conditions that require corrective action and to ensure that the logs are current, complete, and accurate.
Essential Duties and Responsibilities
- Responsible for reviewing daily, weekly and monthly corrective maintenance maintenance work orders and logs
Perform risk analysis, create reports to management advocating for preventive maintenance activity, planning & scheduling required preventive maintenance.
Report on asset conditions based on trend & risk analysis, and CMMS usage for management of RCM operations.
- Responsible for assigning personnel to execute work orders and duties to meet contract requirements and metrics
- Supervise technicians to ensure corrective maintenance work is being done accurately and on time
- Create and maintain work order logs and reports
- Facilitates an engaged and safe minded workforce
- Other duties as assigned
Knowledge, Experience and Skill Requirements
5 years of experience in operating & maintaining rotating equipment and maintenance management with at least a Level 2 Certification from the Vibration Institute and a Certified Maintenance and Reliability Technician (CMRT) from Society for Maintenance and Reliability Professionals (SMRP).
Experience and knowledge with Conditioned Based Monitoring (CBM).
Experience in Building Automation System (BAS) operations with experience using the SIEMENS DESIGO software and hardware.
Knowledge and experience using schematics, test equipment, multi-meters, oscilloscopes, digital thermometers, pressure meters, data loggers and other reliability tools. Knowledge of HVAC, plumbing and electrical systems operation
- Experience using CMMS and analytics tools for trending and analyzing RCM data.
Experience in industry standard RCM practices, PT&I, Failure Modes and Effects
Analysis (FMEA).- Experience with supervisors skilled workers in areas of maintenance and repair
Experience working from building plans, blueprints, wiring diagrams, engineering drawings, and electrical maintenance and repair manuals.
- Knowledge of computer based skills to include Microsoft Office products is required
Work Environment
- Must be able to lift 40 lbs., squat, bend, stoop and kneel for short periods, climb a ladder, stand for long periods of time, constant arm extensions.
- Occasional exposure to elements such as heat, cold, noise, dust, dirt, chemicals, etc., but not to the point of being disagreeable. May involve minor safety hazards where likely result would be cuts, bruises, etc.
- Must be able to pass a local background check and have the ability to obtain and maintain NAC/LAC clearance after hire
