Summary Description:

The Purchasing Associate will be responsible for creating jobs and job budgets, issuing purchase orders, adjusting budgets based on Design Studio changes and/or changes requested by builders in the field, communicating with trades/suppliers regarding purchase orders and variances, and understanding and learning our Purchasing Software. This position will be primarily in the office and report to the Purchasing Manager.

Specific Tasks of Job:

1. Attend weekly meetings with Purchasing Manager to discuss concerns and set goals.

2. Compile site evaluations, EPOs, and colors for starts from Builders and Design Studio Manager.

3. Release commitments/POs for all starts prior to start date according to slot start schedule.

4. Release change orders on homes if options have been sold by Design Studio Manager.

5. Help Purchasing Manager investigate variance purchase orders to reduce the number and increase profit margins.

6. Assist Purchasing Manager with negotiating lower prices from trade partners and look for ways to earn rebate monies.

7. Communicate regularly with builders on issues with trade partners, purchase orders, variance purchase orders, change orders, etc.

8. Establish routine meetings with trade partners to discuss business relations, pricing, possible improvements, customer service, business ethics, etc.

9. Attend weekly meetings with VP of Construction and Builders to review variance report and safety related issues.

10. Keep margin analysis current with price increases to be reviewed monthly.

11. Attend monthly meetings with Purchasing Manager and President to review inventory margins.

12. Assist Purchasing Manager on special projects and/or day-to-day activities.

13. Attend weekly meetings with Builder Lynx and Microsoft 365 on improvements and changes necessary to continually improve ERP software.

14. Review and maintain pricing to confirm accurate issuance of purchase orders.

15. Act as liaison between trades, construction, marketing, sales.

16. Prepare quantity take-offs from work or plan drawings for budgeting.

17. Manage and maintain take-offs within the software utilized by Keystone.

18. Drive operational excellence by continuously identifying and recommending opportunities to improve processes, systems, procedures, and policies within Purchasing.

Desired Experience, Skills, and Qualifications:

A high school diploma or GED is required. An associate degree is a plus. Two years of working experience in a professional office environment is required. Experience with Purchasing/Procurement and purchasing software is preferred but not required. The candidate will need excellent communication skills and a positive attitude. He or She will also need the ability to attend to detail and work in a time-conscious and time-effective manner. Strong inter-personal skills and ability to adapt to changing priorities or projects estimating processes and procedures are desired traits.

Compensation and Benefits

· Base salary range $50-55k

· Employee will be eligible 90 days after their start date for company monthly bonus program based on home sales statistics.

· Cell phone allowance

· 8 paid holidays and 16 days PTO per year, accrued monthly

· 401k program: Eligible to participate after 1 year of service at next enrollment (Jan. or July). 100% match up to 3% of salary contributed. 50% match for contributions over 3% but under 5%.

· Health insurance available 90 days after hire

· Dental and Vision coverage are offered, to be paid 100% by employee

Pre-employment Testing:

The Company is a drug free workplace. Therefore, the candidate will have to pass a pre-employment drug test. The candidate will also have to take a DISC profile personality test and an interest test which can be found on Tony Robbins website. The candidate will be asked to take a Criteria test, which measures management aptitude.

Pay: $50,000.00 - $55,000.00 per year
