POSITION OVERVIEW

· Ability to delegate tasks while maintaining accountability.
· Possess strong inter-personal, oral and written communication skills needed to maintain effective working relations with a wide range of individuals. Uses a variety of methods and channels to develop and maintain open lines of communication at all levels.
· Identify and understand problems, and reach thoroughly substantiated, well-reasoned conclusions which lead to action.
· Generate improvements and actionable ideas which contribute/optimize organizational/operational performance.
· Possess above average skill in strategic planning, organizational assessment and improvement
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following:
· Assist in the oversight of all operations related separate HOA’s.
· Assist in preparing and maintaining control of all association budgets and development of a 5-year reserve study analysis for each association and 5-year Capital Plan for each association.
· Perform weekly/monthly inspections of all common areas of each association and schedule appropriate repairs funded by the association’s reserve fund: streets, lighting, signage, etc.
· Daily oversight of landscaping contractors
· With professional input from ED, legal counsel, continue evolving guidelines for HOA’s construction and landscape.
· Understanding, supporting and promoting the governance structure of each association.
· Assist in leading the planning processes to set the direction and strategy for each association.
· Oversee all architectural and landscape matters: new and remodel construction, development of community facilities, and all major landscape changes.
· Work with association’s consulting architect and city planners to monitor review process of all proposed architectural changes and report findings to each association’s board for review.
· Leadership – Maintain a positive, upbeat role, promote and exemplify Company values and represents departmental objectives and interests to internal and external customers
· Customer Service – Follow up on complaints, questions, and concerns; respond to internal/external customer needs in a friendly, timely and efficient manner
· Teamwork - Develop and promote teamwork and cooperation among co-workers
· Safety – Comply with established safe work practices and attend to all safety-related training provided or made available by the Company.
· Other duties as assigned

QUALIFICATIONS

Education and/or Experience
· 5 years plus of successful management experience in multi-use homeowner associations or similar. High End developments preferred
· BA/BS or equivalent work experience in managing and directing business / HOA operations.
· Degree in business, landscape or architecture is a plus
Required Technical / Other Skills and Abilities
· Excellent Computer Skills - Microsoft Office
· Revenues and expenses, cost controls, and labor control.
Required Licenses/Certifications
· CAI, CACM Certification or equivalent training Xxx
