Job description

Project Superintendent

Position Summary:

Responsible for the management and facilitation of the day-to-day operations at an assigned job site, and is generally on site full-time. Responsible and accountable to the Owner to ensure the project is built in accordance with the project documents and the work is delivered on time and profit opportunities are maximized for the company.

The Superintendent, along with the Project Manager, provides input to the Prime Contractors and the Owner to ensure a safe work environment.

If the project includes Self-Perform work the Superintendent is responsible for managing the labor force in addition to the sub-contractors.

Based on workload or specific requirements for individual projects, he/she may have a designated Project Administrator to provide support.

Essential Duties and Responsibilities:

General Construction Project Profit Responsibility

Superintendent is accountable over time for profit contribution and is expected to bring each job, in conjunction with the PM, within the final approved estimate and projected profit goals.

  • Responsible for reviewing self-perform work and staffing the workforce efficiently by managing production against the budget.
  • Review the labor analysis report weekly and adjust the production plan as necessary to maintain profitability. Discuss budget issues with Project Manager as they arise.

Project Planning, Procurement and Start-up

As one of the key members of the team primarily responsible for the success of each project, the Superintendent must ensure that each project starts off successfully. Below is a list of duties but not limited to.

  • Participates in the Project Hand-off Meeting with Estimating, Accounting, Safety, and Project Manager.
  • If applicable, participate in the Constructability Review Meeting when requested by Estimating. Present comments and concerns relative to site-logistics.
  • Develop with the Project Manager a CPM schedule.
  • Provide input to the project manager for the Buyout.
  • If applicable, participate in de-scope meetings with the Project Manager and give feedback regarding the selection of sub-contractors.
  • Establish the coordination for the mechanical and electrical trades, facilitate a kick-off meeting and monitor weekly.
  • Acquire all necessary documentation for the project office/site including but not limited to OSHA posters, safety manuals, and Department of Labor postings to maintain OSHA compliance.
  • If applicable, obtain all tools and equipment needed to perform our work.
  • Meets with the Owner and Team to establish expectations and establish communication channels.
  • Able to generate and maintain a Project 3 Week Look Ahead Schedule.

Safety

Safety is one of the most vital parts of a project! Everyone on the project owns safety and best work practices.

  • Responsible for overseeing the overall safety of the project.
  • Responsible for ensuring that the job is being upheld to the standards set forth by the Company and per OSHA guidelines.
  • Enforces all company and client required safety policies and procedures.
  • Works in coordination with the Project Manager to create a Welliver Job Specific Safety Plan.
  • Ensures that ALL site personnel have been trained and are aware of the specific safety expectations and potential hazards of the assigned project.
  • Conducts Job Specific Safety Orientation with all crewmembers prior to the performance of work or entering the project and submits documentation to the main office for record.
  • Responsible for completing documentation and discipline with crewmembers on situations that result in safety non-compliance.
  • Ensures All workers on the project, including subcontractors, have completed a minimum of 10 hours of OSHA training.
  • Ensures the completion of toolbox talks by employees and subcontractors and submits documents to the main office for record.
  • Utilizes Raken software daily to complete Job site reporting requirements.

Project Execution and Monitoring

As each project progresses, the Superintendent will review the status of the work with the Project Manager and help identify any potential problems. The Superintendent along with the Project Manager has the authority to reject workmanship not up to standards of the contract documents.

Project Documentation

The Superintendent will notify the Project Manager of any items that require a Request for Information (RFI). The Project Manager and the Superintendent are responsible for ensuring that all submittals are properly reviewed for compliance with the requirements of contract documents.

Project Task Oversight

  • Be sure you are working with the most up to date drawings.
  • Maintain copies of all prime contractor or sub-contractor contracts that include all contact information.
  • Work with prime contractors to identify all long lead times and adjust timing of submittals accordingly.
  • Responsible for scheduling of manpower and all pre-employment testing requirements.
  • Review submittals with project manager.
  • Review specifications and create a list and timeline of all inspections required (city, owner, town, third party); who is responsible, who will schedule, and who pays for the services.
  • Maintain an honest open line of communication with the Owner.
  • If applicable, maintain itemized cost sheet with all cost codes.
  • Post and maintain a copy of the Building Permit.
  • If applicable, work with sub-contractors to identify all long lead times and adjust timing of submittals accordingly.
  • If applicable, list all items that require a pre-install meeting, set a schedule relative to timing, keep owners and designers involved and informed as appropriate.
  • If applicable, verify that sub-contractors have notified UFPO of underground work.

Project Close-Out

At the on-set of work, the PM will collect and prepare all required documentation from each of the subcontractors in preparation for close-out; seeking to achieve substantial completion as promptly as possible. The PM will coordinate the close-out with the Superintendent.

Building/Maintaining Owner/Architecture Relationships

The Superintendent will have to interact with the Owners, and it’s their responsibility to build and maintaining a positive, lasting relationship to assist Welliver in getting additional future work.

Feedback to Estimating

Throughout each project the Superintendent is responsible for providing constructive feedback to the Estimating department. Job reviews and Review of estimates to bid results should be performed quarterly or as needed.

Marketing/Presentations

The Superintendent will participate as required in presentations for future clients/projects as well as exiting clients for future work.

Physical Requirements and Work Environment:

  • This is a full-time position which will typically involve 40+ hours a week. Due to the nature of the job, the employee must be available on-call early/late hours to deal with delays, bad weather and emergencies at the job site.
  • The employee may travel extensively when the construction site is not close to the main office or when responsible for activities at two or more sites.
  • Must be able to pass a drug screen.
  • Must be able to sit, stand, walk, squat, climb, balance, kneel, hear, talk, drive for extended periods of time and perform work at elevated heights.
  • Ability to lift more than 25 lbs.
  • Must endure regular exposure to all weather conditions, including hot, cold, humid, and rain during all seasons throughout the year.
  • May be exposed to uncomfortable or distracting sounds or noise levels on sites of projects being managed.
  • Must wear common personal protection equipment, such as safety glasses,gloves, hearing protection, hard hats, and high visible vest as required when working on site.

Required Education and Experience:

  • Minimum of ten years of related construction experience.
  • Proficient use of Microsoft Office Suite and Project Management Software.

Licenses and Certifications:

  • OSHA 30 certification required.
  • Valid current driver license.
  • First Aid/CPR training required.
  • Storm Water Pollution Planning (SWPPE) certification required.
