The Ionic Group Project Coordinator, Pre-Construction, reporting directly to the, Pre-Construction Manager, will be charged with assisting and managing all pre-construction activities from project conception to start of construction.
Essential Duties & Responsibilities
- Pre-Construction, Due Diligence
- Assist with the managing, hiring, and coordination of surveyors, geotechnical engineers, environmental engineers
- Assist with the analysis and compilation of information into a manageable size for team to review
- Assist with the analysis of risk and cost associated with due diligence findings and clearly communicate to project team members
- Assist in outlining strategy to deal with findings uncovered during due diligence
- Pre-Construction, Design Efforts
- Assist with the hiring and scoping of Civil engineers
- Assist with the hiring and scoping of dry utility consultants in select markets
- Assist in coordination of space planning with design consultants to accommodate utilities for the project
- Assist with the analysis of utility requirements for the site and oversee engineering for any utilities that need to be moved.
- Assist with the coordination of vacating & recording of easements
- Ensure power requirements for the building have been met
- Oversee the gathering of will serve letters for local utilities.
- Obtain NPDES permits, civil permits, utility permits, ROW permits, sitework permits and all permits pertaining to utility relocation and environmental remediation
- Pre-Construction, Construction Site Readiness
- Assist with the determination of required crane swing and mineral rights easements needed for the project
- Assist with coordinating construction logistics with contractors and utility contractors to maintain construction schedules
- Ensure that all utility relocations occur in a timely manner as to not hinder construction schedules
- Manage any environmental remediation, and ensure that the cost of the remediation is communicated to the client
- Assist with GMP buyout process
