Tri Pointe Homes DC Metro is looking for an experienced individual to join our talented group as a Product Development Manager.

 

Position Highlights: Manages all architecture-related processes from Product Development through final construction documents.  This includes scheduling and managing communication to and from all affected parties including Home Office architecture, purchasing, external architecture business partners, engineering, floor system designers, sales and marketing, construction, and purchasing.

 

 

Position Responsibilities:

  • Analyzes and understands competitor’s product positions within the marketplace on an ongoing basis to continually ensure a greater competitive market advantage.
  • Analyzes product design advantages and disadvantages with the management team to identify areas for product improvement.
  • Collaborates with Brand/Division Management and Home Office National Vice President of Architecture in the development of all new product offerings.
  • Manages consultants including architects, engineers, and engineered floor system designers and support personnel.
  • Manages project schedule, prototype walks, redline and revision, and related processes.
  • Develops positive, teamwork, and achievement-oriented work culture for staff.
  • Models and reinforces actions consistent with the Company’s values, vision, and culture in line with the core leadership competencies listed on the following page(s).
  • Ensures understanding and compliance with land acquisition policies, internal control procedures & practices.
  • Manages all construction document creation and distribution, including the provision of consultants and vendors with all relevant scopes of work, product requirements, CC&R data, target buyer data, community data, and any other information pertinent to new product design.
  • Coordinates initial check set redlines and reviews with sales, purchasing, construction, and other key team members.
  • Schedules and reviews structural designs including frame, shear walls, and engineered floor systems.
  • Manages plan revision process through coordination of revision schedule and documentation of completion with all affected consultants and vendors through estimating, including the creation of detailed redline sets, communication of changes to consultants and vendors, and release of final documents per the internal plan change process including a detailed memo distributed to affected parties.
  • Manages construction document release schedule coordinating with purchasing and sales and marketing.
  • Engages with Team to conduct value engineering processes by reviewing and redlining construction documents to align with specification standards in each community.
  • Schedules team review of redline sets and coordinates architecture review and comments.
  • Implements final redlines into construction documents and releases coordinating with Purchasing, Construction, Sales, Marketing, and other key team members.
  • Manages marketing material revisions and release by thoroughly reviewing and redlining marketing collateral to ensure alignment with released construction documents for all communities.
  • Ensures drawing information is kept up-to-date with all applicable residential building codes.
  • Ensures published home office and local guidelines and processes are adhered to and kept current based on local brand/divisions and municipality requirements.
  • Manages prototype process including scheduling and walking prototypes with sales, construction, purchasing, and applicable trades.
  • Coordinates scheduling with a local architect and Home Office National Vice President of Architecture for brand/division visits and provide redlines to both for comments where a field visit is not feasible.
  • Follows revisions through to the final release of construction documents per plan change process.
  • Partners with the land department for all required engineering, plat, and grading information and swing requirements.
  • Responsible for all Design Review meetings and submittals to HOA, Metro District, and Municipalities.
  • Reviews and implements all municipality and PUD requirements in setting up variables used in calculations.
  • Manages, organizes, and maintains technical system structure, accounts, and permissions.
  • Maintains CAD software and logical file management methods consistent with company standards.
  • Coordinates and oversees how drawing information is accessed by necessary division personnel as well as all outside sources (i.e. print companies, subcontractors, vendors, etc.) to ensure accuracy and so as not to jeopardize documents and information critical to the Product Development department.
  • Provides drawing clarification and support to Sales and Construction team members as required during the sales and construction phases.
  • Coordinates issues and changes as appropriate and involves necessary team members to ensure that all information is conveyed properly and re-addressed if necessary, by all appropriate departments and management team members.
  • Visits the construction site as deemed appropriate to foster good design and construction and to expedite any issues that arise in the field.
  • Manages architecture and engineering workflow and timelines. Reviews and approves all invoices related to architecture and engineering projects.
  • Acquires, reviews, and awards bids from consultants for new architecture projects.
  • Maintains open lines of communication with other Product Development personnel as appropriate to encourage information sharing among divisions and promote beneficial and continual product leveraging throughout the company.
  • Other duties as assigned.

 

Position Qualifications:

  • Bachelor’s degree in architecture and/or design required.
  • Minimum 5 years architecture or design experience in high-volume production homebuilding required.
  • Minimum 3 years managerial experience required.
  • Proficient in Auto CAD.
  • Strong organizational skills, including planning, scheduling, and follow-up capabilities.
  • Demonstrated judgment and decision-making capabilities.

 

Physical Requirements:

  • Position requires sitting, walking, and occasionally standing.
  • The noise level for the office environment is quiet to moderate.
