What You’ll Do
Inspire Home Loans is seeking a Post-Closing Specialist with 2-3 years of credit review experience with conventional and government loans to ensure guidelines are met according to investor requirements. As part of the Post Closing team, the Post Closing Specialist will perform daily post-closing functions to support the team, including reviewing loan documents for compliance and completeness and responding to investor suspense conditions.


Your Key Responsibilities Include:

  • Respond to investor suspense items to ensure timely loan sales.
  • Communicate with investors to rebut erroneous findings on qualified loans.
  • Work with members of Post-Closing team to resolve government insuring deficiencies by prescribed deadlines.
  • Work with members of Post-Closing team to resolve underwriting or documentation suspense questions and/or deficiencies by prescribed deadlines.
  • Review conditions on Jumbo, Government (FHA, VA, USDA) and Agency (Fannie Mae and Freddie Mac) loans and work with investors to resolve discrepancies in interpretation of guidelines.
  • Review property appraisal report to ensure value of property is accurately presented.
  • Review more complex loans, including but not limited to self-employed borrowers.
  • Analyze business tax returns and calculate qualifying income.
  • Able to follow AUS findings as well as manually underwritten loans.
  • Research guideline questions and scenarios with our Correspondent investors.
  • Keep up-to-date on agency/non-agency guidelines and internal policy and procedures
  • Prepare and distribute post-closing reports, as necessary.
  • Maintain accuracy of post-closing status dates in the loan origination system for accurate reporting.
  • Contribute proactively to the Post Closing team in a growing company.
  • Returns all phone calls received, including from Investors, Inspire Home Loans staff, Century Communities staff, escrow or title representatives, etc. for calls received prior to 3:00pm by the end of the day, and all calls received after 3:00pm by 10:00am the next day.
  • Perform any and all other duties at the direction of their manager.

  • Demonstrated ability and motivation to meet and exceed established deadlines.
  • Demonstrates knowledge of, adherence to, monitoring and responsibility for
compliance with state and federal regulations and laws as they pertain to this position
including but not limited to the following: Regulation Z (Truth in Lending Act),
Regulation B (Equal Credit Opportunity Act), Fair Housing Act (FHA), Home Mortgage
Disclosure Act (HMDA), Real Estate Settlement Procedures Act (RESPA), Fair Credit
Reporting Act (FCRA), Bank Secrecy Act (BSA) in conjunction with the USA PATRIOT Act,
Anti-Money Laundering (AML) and Customer Information Program (CIP), Right to
Financial Privacy Act (RFPA, state and federal) and Community Reinvestment Act (CRA).
  • Effective organizational and time management skills.
  • Intermediate skills in computer terminal and personal computer operation; Microsoft
Office applications including but not limited to: Word, Excel, PowerPoint and Outlook.
including the drafting and interpretation of data reports, bar graphs and pivot tables.
  • Effective oral, written and interpersonal communication skills with the ability to apply
common sense to carry out instructions, interpret documents, understand procedures,
write reports and correspondence, and speak clearly to business partners and
employees
  • Ability to work with general supervision while performing duties

Your Education and Experience
The post-closing representative must demonstrate the highest level of professionalism and
customer service.
  • Two to five years’ experience in Post-Closing, Closing or Mortgage Lending
  • Experience reviewing and preparing Post Consummation Closing Disclosures
  • Strong attention to detail and accuracy
  • The ability to meet deadlines is imperative
  • Proficiency in Microsoft Applications, including Excel and word documents
  • Experience with Encompass loan origination system preferred
Minimum Qualifications (Education, Experience, Skills)
  • Minimum 3 years of current Post Closing / Secondary market-related work experience.
  • Ability to work effectively in a fast-paced environment and with large volumes of work.
  • Advanced organization skills with the ability to multi-task and prioritize work
appropriately.
  • Demonstration of commitment to customer service.
High school diploma or equivalent required

Compensation: Inspire Home Loans intends to offer the selected candidate an hourly pay rate in the range of $27-$36 hourly. Actual offer will be based on a variety of factors including experience. Employees will have access to paid time off, medical, dental, vision, basic life insurance and the Company's 401k plan.
