On-Site Apt Manager W/Strong Maintenance Skills-2 Positions/Locations

We have openings for Two (2) On-Site Resident Managers - Experienced in APARTMENTS with STRONG Maintenance skills needed (Downtown 90017 & West LA - 90064)

LOCATION #1 - 80 UNIT -1920s BUILDING - Downtown (near Wilshire & Witmer- 90017).

LOCATION #2 - 42 +9 UNIT (2 BUILDINGS) - 1970s & 1990s APARTMENT BUILDING IN WEST LA. BARRINGTON & PICO. 90064

Compensation:

• 1 Bedroom Unit With Parking & Storage Unitplus up to $1,000 monthly (depending on skill level & location chosen), plus bonuses (depends on dedication). Buildings only have one bedroom units for the on-site manager.

Time Requirements:

• You are on call 24/7 to address issues (Estimated Average Monthly Hours 80-100).
• Cannot be away from the building for extended periods of time during the day/night.
• Other Job - Away from building more than a few hours will Not be considered. Work from home preferred.
• MUST HAVE MAINTENANCE SKILLS - MUST KNOW HOW TO: Troubleshoot, Clamp leaking lines, replace faucets/stems, unclog toilets/sinks, replace outlets/circuit breakers, etc... (if you do not have these skills, please do Not apply. Will not be considered)
• Couples PREFERRED if one or both working other jobs. Please specify if you apply.

DETAILS:

The position is Almost Full Time with flexible hours – the job requires availability everyday (for emergencies, showings, tenant relations). Must hold office hours in mornings (starting at 7:30am) to open up and set up outside vendors and/or maintenance and in evenings to confirm completion of maintenance tasks and to report to the office. Single individuals with full time jobs away from the building will not be considered for this position.

Job Description:

• Manager will be in charge of maintaining the property in clean and safe condition.
• Must perform Daily walks of the building top to bottom,
• Must keep front & side yards, mail area, hallways, laundry clean and safe.
• Must take maintenance requests and be able to properly troubleshoot problems and perform basic maintenance tasks – unclog lines/toilets, install light fixtures/bulbs, replace faucets, clamp leaking lines, change locks, etc.
• Compile, prioritize and refer more complicated maintenance issues to Office for scheduling with offsite maintenance.
• Coordinate & Supervise maintenance, turnover & renovation crews.
• Must perform semi-annual smoke & CO detector tests and inspect units.
• Having own tools is a plus. Must be able to show maintenance skills. There will be a test.

• Knowledge of AppFolio software a plus, but not necessary. Must be able & willing to learn.
• Post Ads in online websites a minimum of twice on a daily basis
• Lease Units & Process Rental Applications.
• Rent collection and follow up.
• Prepare and serve Notices – including 3 day Notices.
• Prepare Rental Agreements.
• Move Tenants in & Out and Prepare and submit proper paperwork to office promptly.
• Perform market rent survey.
• Manager will enforce house rules and company policies.
• Must be Firm and Fair.
• Must promptly Respond, Report & Resolve resident issues.
• Must be professional, be friendly and present well.
• Any form of intoxication during work hours will not be tolerated.

Requirements

• Maintenance skills a Must.
• Live on site.
• Proficiency with computer software - must have a computer and be able to prepare documents and place internet ads for rentals.
• Must have own cellular phone – Agree to install Google Voice and use for building purposes.
• Pass background and criminal check.
