Shift: 1st shift hours 8 AM-5 PM
Description:
The O&M Site Supervisor is part of our Building Technologies & Solutions business at Johnson Controls. This person will be located out of the UC Merced Project. Will be responsible for leading a team of administrative and contractors to maintain the project contract deliverables. Ideal candidate will have strong administrative on technical experience and supervisory/leadership background. Come join our growing team.
Responsible for the execution of contract compliance, administrative duties and contractor compliance. Communicate with client and O&M team on all issues concerning execution of the contract. Responsible for assisting hiring, training, performance management and scheduling the staff needed to fulfill O&M contractual obligations.
Principle Duties
1. Maintain CMMS database including ensuring proper categorization and timely dispatching of technicians, equipment history and status, generation of work orders, and overall operation of CMMS system to maintain contract compliance whether perform directly or indirectly.
2. Assist with maintaining critical inventory tracking system for air filters, PPE, maintenance parts, etc.
3. Maintain Preventative Maintenance schedule in CMMS system to include assigning schedule whether directly or indirectly.
4. Schedule vendors for project work and document when work is completed thru CMMS.
5. Assist with Contract Deliverable Requirements, including but not limited to gathering data and building reports.
6. Attend various meetings; document and distribute meeting minutes.
7. Respond to telephone calls and greet visitors at site; be the main POC for the project community including tenants and client via email and phone.
8. Effectively communicate and interact with persons of diverse backgrounds and abilities.
9. Compose various forms of correspondence to maintain clear communications with all end users.
10. Coordinate monthly safety meetings for site.
11. Organize and maintain various filing systems, including SharePoint.
12. Oversee finance and provide back up for site purchasing duties; create POs, invoice resolution, etc.
13. Assist with scheduling and organizing project activities including meetings, training, etc.
14. Perform general office duties for site including research, finance, contract management, admin support functions, while having a knowledge of company and P3 departmental procedures.
15. Communicates with client and other facility occupants to ensure customer satisfaction and enhance our opportunity to secure "contract extras".
16. Ensures implementation of employee training and development plans for direct reports.
17. Provides standard management reports as requested by the operations management team and the client.
18. May be required to be on call 24/7 to provide telephone assistance as well as emergency response to the facility.
19. Responsible for adhering to cost or overhead budgets.
20. Ensures compliance to all city, state, and federal license and certification requirements. Maintains and submits all records and documents to proper authorities.
21. Reviews all work and assures performance in accordance with established safety procedures.
22. Complies with all company policies and procedures and adheres to company standards.
23. Performs other duties as required.
Requirements
1. Two-year technical degree or equivalent contract compliance experience, BS preferred.
2. Five or more years of experience in general administrative work.
3. Demonstrated leadership abilities.
4. Able to manage and train entry-level personnel.
5. Able to deal with customers and others at all levels.
6. Knowledge of JCI procedures and policies.
7. Must be a team player, committed to working in a quality environment
