Position Overview:
The Market Sales Manager (MSM) is responsible for the daily management and oversight of the Auben Realty Sales Team in the Market. The MSM will focus on the financial performance, operating metrics, customer service, and compliance of the Market Sales Team. This position will proactively, independently, and interdepartmentally work across the local market to drive short and long-term company goals. This position will include the recruiting, hiring, leading, training, and coaching to develop a high-quality team in the respective Market.
Education Requirements:
- High school diploma or equivalent
- Associate degree is strongly preferred
Qualifications:
- Extensive subject matter expert- understanding local, state, and national industry trends and standards.
- Teacher mentality - help to develop the proper on-boarding, training, and continuing educational programs for the Auben Realty Sales Team.
- Direct and Urgent Communication- ensure that Auben operational departments always supplies great customer service to our clients, residents, etc.
- Analytical - assist in monitoring and driving the financial performance of Auben Realty Sales in the Market. Drive revenue and lower expenses.
Essential Job Functions:
- Build out and develop Sales Team to support the Market. This includes recruiting, hiring, and on-boarding new Sales Agents for Auben Realty. Agents and team to include:
- Licensed Agents
- Business Brokers
- Developers
- Other staff (architects, drafts people, designers, urban planners, coaches, general contractors, credit counselors, trainers/teachers etc.
- Train and daily oversight of professional Real Estate Agents in the Market.
- Set and monitor Sales goals for the market. This will include:
- Monthly/Quarterly/Annual Market Gross Sales Volume
- Monthly/Quarterly/Annual Market GCI Goals
- Individual Sales Agent Goals
- Proactively build Sales Team based off Market conditions and analysis of needs.
- Actively manage and monitor the Sales Department Operating Budget for the Market.
- Set and monitor individual goals for Sales Agents in the Market.
- Ensure legal compliance in all aspects of Sales.
- Work in tandem with Senior Investor Account Manager in the market to drive new business.
- Drive real estate inventory in the Market for Sale, Acquisitions, Lease, and Management.
- Develop training program for Sales team software:
- Dotloop
- Flex/MLS
- Crexi
- AppFolio
- Ensure Sales Team members meet the 5 Core Values of Auben Realty.
- Assist the Market Director to implement Operational Policies and Procedures.
- Assist the Market Director in the continued development of the Sales Structure in the Market.
- Maintain current business and information in Sales software's.
- Implement and lead Auben Sales Team meetings for the Market. To include:
- Weekly/Monthly Market meetings with Staff.
- Motivational teaching, materials, books, and readings.
- Speakers, trainers, and classes.
- Networking opportunities for all team members and clients.
- Plan, execute, and attend networking events on behalf of Auben Realty in the Market.
Work Environment: Position is primarily located in a well-lit office environment.
Equipment Operated: Standard office equipment including computers, fax machines, copiers, telephone, calculators, etc.
Mental/Physical Requirements: While performing the duties of this job, the employee is regularly required to talk or hear. The employee is primarily sitting at a desk utilizing a computer.
