SUMMARY
The Maintenance Technician is responsible for performing varied maintenance responsibilities for CSCC apartment units, community center, parking lots, grounds and equipment in accordance with CSCC quality standards and timelines. Training is provided. Success in the role will rely on a strong willingness to learn.
PRIMARY RESPONSIBILITIES
Work Order Maintenance
Complete all work orders in a quality timely manner (within 24 hours), prioritizing as appropriate and keeping management apprised of results
Perform maintenance diagnoses and repair activities, including but not limited to:
Plumbing: such as clearing drains, replacing faucets, toilets, sinks
Electrical and appliances: such as switches, receptacles, wiring, plugs,
Carpentry: such as small wall repairs, doors, counter tops, tiles, cabinets
Heating/HVAC systems: such as valves, thermostatic controls, functions
Boiler System: routine inspections and contract periodic repairs as needed on pumps, valves, motors
Ensure accurate recordkeeping regarding preventive maintenance, work orders, apartment turns, inspections, etc. utilizing the property management software.
On-Going Maintenance
Perform general maintenance of all common areas such as hallways, boiler rooms, storage rooms, garages, roofs, vacant/occupied units and grounds
Perform routine and unscheduled interior and exterior maintenance inspections of buildings, apartments and equipment to include plumbing, mechanicals, parking areas, ground building structure, etc.
Communicate with team on an on-going basis regarding the status of work performed
Preventive Maintenance
Perform preventative maintenance as assigned, for all equipment including mechanicals, plumbing, electrical, generator, fire extinguishers, fire panel, and safety equipment
Apartment Turns
Perform move-out inspections, documenting damages and working alongside coworkers and vendors to ensure timely repairs and maintenance
Diagnose, install and repair of items such as window coverings, doors, cabinets, light fixtures, plumbing, etc.
Perform apartment turnover cleaning
Cleaning cabinets, stoves, fridges, sinks, toilets, windows, etc.
Steam vinyl floors and carpets
Shampoo carpets
Dry up and remove equipment from the working units
Perform follow-up inspections prior to move-ins
Administration
Attend and participate in maintenance team and all-staff meetings
Actively participate in all maintenance-related training to continually improve skills
Fully utilize CSCC property management software to track all maintenance-related activities
On-Call Responsibility
Responsible for being on call 24-7 during a week from Monday to Monday beginning at 8:30AM on a rotating basis
Company cell phone must be on at all times during on-call week
Responsible for all emergency calls during the week, including business hours, and weekend
Responsible for providing lock-out services for residents
Over-Time
Over-time is required as needed, especially during high volume times or emergency situations
SECONDARY RESPONSIBILITIES
Manage and perform miscellaneous projects and various tasks as needed by management.
JOB SPECIFICATIONS
Desired Education and Experience
High School Diploma or GED and related training
2+ years in maintenance repairs – experience in plumbing, appliances, water heaters, HVAC, electrical and related work preferred
A valid driver's license, satisfactory driver's record and current automobile insurance
Possess reliable access to a motor vehicle
Special Engineer Boilers license preferred
Knowledge, Skills and Abilities
Able to acquire independent skills in the areas of: heating, air conditioning, and ventilation and repair; plumbing systems and repair; carpentry skills (such as ceramic, linoleum, decks and roofs); cleaning skills; emergency electrical systems and repair; fire alarm and protection systems
Understand basic building and property structural and maintenance needs and requirements to ensure property condition and safety standards are met
Effective interpersonal communication skills and relationship building skills to effectively work with a variety of people and personalities, including developing relationships with residents, coworkers, and vendors

PHYSICAL REQUIREMENTS NECESSARY TO PERFORM THIS JOB
Incumbent must be able to:
Perform regular physical movement including: bend, stretch, stoop, stand, sit, balance, climb stairs and ladders
Walk around community buildings and grounds (in all weather conditions) as needed to perform rounds and inspections, daily safety checks, meet with vendors and residents and to assist with emergencies and operations as needed
Lift, carry and push/pull a minimum of 50 lbs. independently, up to 100+ lbs. with assistance occasionally.
Reach/stretch with hands and arms and use hands and fingers to handle, feel or operate tools, objects or controls; substantial movement of wrists, hands and fingers
Hear and speak in order to use telephone and communicate with people inside and outside the property
Read, write and communicate effectively in English
Apply manual dexterity and visual acuity for computer keyboarding and office equipment use and performing/training on maintenance tasks
Visual ability to read documents, manuals, and detailed reports
Sit at a desk for a period of time and perform work at a computer.
Visual ability to review detailed reports and information.
Ability and reflexes to drive a golf cart safely during all weather scenarios (sunshine, rain, snow and ice)
TOOLS AND EQUIPMENT USED
Incumbent must be able to:
Use a variety of hand tools (hammer, drill, screwdrivers, wrenches, tape measure, level, socket and ratchet sets, etc.) and power tools (saws, drill, sanders, etc.), small appliances (carpet cleaner, vacuum cleaner, steamer, etc) throughout the workday
Incumbent must be able to use multi-line telephone, calculator, copy machines, computers, and other office equipment
Drive a golf cart as vehicle on CSCC grounds
WORK ENVIRONMENT
Incumbent must be able to:
Work in an indoor setting to perform office and indoor maintenance-related responsibilities
Go outside in all MN weather conditions, varying temperatures to inspect the buildings and grounds, perform unit to unit inspections, and meet with vendors and residents.
The noise level in the work environment is frequently moderate to loud depending on equipment used.
May work in a variety of physical conditions, such as proximity to moving mechanical parts, electrical current, working on ladders, scaffolding and high places, exposure to high heat or exposure to chemicals.
