Maintenance Technician

Specific Essential Duties
- · Maintenance of housing sites in compliance with State building codes, subsidy regulations and funding source requirements.
- · Building repair projects as designated by supervisor. This includes but is not limited to :
- · Assist in the preparation of market ready units, including removing trash from vacant apartments prior to make-ready.
- · Assist in the repair of mechanical, paint, carpentry, some plumbing and electrical problems as needed in a timely manner.
- · Report any maintenance concerns for repairs on available apartments, and/or common areas to the Maintenance Supervisor.
- · Demonstrate effective communication skills for communicating with residents, co-workers, and management.
- · Demonstrate ability to contribute to and foster a team approach to serving residents and maintaining a successful community.
- · Assist maintenance team with snow removal.
- · Responsible for meticulous upkeep of grounds, building exteriors, leasing office, parking lots and other community buildings.
- · Contribute to the achievement of occupancy goals by cleaning vacant apartments and common areas daily.
- Install necessary appliances and equipment as needed.
- Basic troubleshooting and routine maintenance.
- Strong time management skills.
- Professional presentation and attitude.
- Keep maintenance log and writes assignments reports and incident reports Performs other related duties as required.
- ****Must response to 24 hour maintenance emergencies during evening, weekend and holiday hours. Schedule is based on department rotation.****
General Requirements:
- Experience working with tools, including hand and electrical tools.
- Valid Driver's License, own tools and transportation.
- Five years in building maintenance.
- Prolonged periods standing and walking.
- Must be physically able to climb ladders, bend or crawl into awkward spaces.
- Must be able to lift up to 50 pounds at a time.

If the employee wishes to contribute through employee deductions, he/she may contribute a minimum of 2% of their pay and the agency will add another 1%. Employees are also eligible to start the plan and contribute through payroll deductions after 30 days on the job.
