The Maintenance Supervisor is responsible for the following duties:
- Coordinate, schedule, and respond to resident/management requests and work orders
- Inspect community continuously, recording and correcting deficiencies
- Order necessary supplies and parts within budgetary guidelines
- Coordinates service and janitorial staff into a priority work schedule
- Restricts overtime
- Perform all general and routine maintenance in the community
- Inspect grounds, buildings, and other community features daily to daily to identify, minimize and correct hazardous property conditions or liability concerns
- Replace filters and clean air conditioning vents in vacant apartments and occupied units on an as-needed basis
- Perform HVAC troubleshooting, plumbing, minor electrical, carpentry, minor drywall repairs and other interior repairs daily
- Service requests made by residents should be completed within 24 hours
- Handle ''on call'' duties whenever needed; will carry a cell phone on a regular basis
- Replace exterior light bulbs as needed
- Assist with apartment make-readies (includes painting, repairs, cleaning, wall/sheetrock repair, lock changes, etc.)
- Inspects community continuously, recording and correcting deficiencies
- Order supplies and parts within budgetary guidelines
- Communicate and coordinate with vendors
- Maintain pool chemical levels and cleanliness
- Assist in the distribution of flyers and other materials
- Assist in picking up litter & maintain small amount of grounds
- Perform preventative maintenance
- A minimum of 3 years' Maintenance Supervisor experience is required.
- High school diploma or equivalent is required.
- Strong knowledge in troubleshooting and repairing HVAC systems. EPA & HVAC certification is required.
- CPO certification is required.
- Knowledge is Yardi is strongly preferred.
- Excellent verbal and written communication skills.
- Ability to multitask, stay organized and meet deadlines.
- Able to be on-call for responding to after-hours emergencies within rotation.
- Must be able to lift up to 50 lbs.
- A valid driver's license and auto insurance is required.
- HVAC certification REQUIRED
