Lead Maintenance Supervisor

Summary/Objective
The residential building Maintenance Supervisor role is responsible for the safe and economical maintenance of the building, the grounds, the outside perimeter, and the building's mechanical equipment. The Maintenance Supervisor should demonstrate strong characteristics of commitment, trustworthiness, and accountability. This position reports to the Regional Property/Maintenance Manager/Property Manager.

Essential function/Responsibilities: duties include but are not limited to the following
- Perform basic repairs and adjustments (i.e. carpentry work, painting, plastering, flooring work, demolition of walls, electrical, etc.).
- Ensure compliance and adherence to building rules and regulations (i.e. HDC, HPD, HCR, and other governmental and oversight agencies). Examine boiler by testing safety valves and performing routine maintenance.
- Clean public spaces including the front of the building, yards, steps, entrance hall, etc.
- Maintain appliances, equipment and inventory of supplies.
- Ensure adherence to regulations regarding garbage removal.
- Responsible in managing Handyman and Porter in completing tasks and work orders
- Conduct daily, weekly and monthly physical inspections of common areas as well as move–in and annual inspections of units.
- Review work order requests from property management staff and residents to ensure that maintenance issues are being solved promptly.
- Respond to emergencies and other building needs 24 hours a day, 7 days a week (Employee must be reachable at all times via company issued mobile telephone and readily available to work at all times).
Requirements:
- Must have at least five (5) years maintenance experience.
- High School diploma or GED preferred.
- Must have at least two (2) years of managerial experience.
- Certifications in HVAC is required and boiler, sprinkler, plumbing, is preferred.
- Must possess strong customer service skills to effectively communicate with residents, staff, and vendors to ensure the safe operations of buildings.
- Must effectively train and supervise other maintenance/service staff through the course of the work day (including the ability to fairly evaluate maintenance/service staff performance, provide constructive advice when needed, and working as a team leader).
- Possess solid knowledge of painting, electrical wiring, plumbing, carpentry, appliance service/repair and use of power machinery properly and safely.
- Must be able to work with multiple deadlines, maintaining control over projects assigned within time frames allowed and changing priorities.
- Must be able to diagnose/repair equipment or appliances, which are not easily seen or reached, i.e. under counters/ceilings, etc.
- The ability to maneuver or move heavy equipment, appliances, supplies and tools.
- Experience in repairs and a skill trade profession (e.g. electrician, plumbing, HVAC) is a plus.
- Knowledgeable in REAC required
- Due to physical nature of certain required tasks, must be able to lift, bend, stoop, climb, reach, and lift up to 50 pounds at a time
