Position Overview of the Maintenance Supervisor
The Maintenance Supervisor role is focused on all service needs such as service requests, unit turnover, property operations, customer satisfaction and maintenance of Prime Real Estate, LLC’s equipment, systems and facilities. This position is located onsite in Jersey City, NJ.
Duties & Responsibilities of the Maintenance Supervisor:
- Monitor apartment vacancies daily and initiate the turnover process with painting, cleaning, and repairing.
- Oversee all maintenance programs relating to the interior and exterior conditions and appearance of the properties.
- Ensure vacant units are scheduled and fully prepared for future residents.
- Address resident issues and repairs by responding to work order requests promptly, efficiently, and professionally.
- Supervise and schedule all vendors and contractors for any unit maintenance or turnover.
- Enhance the community by repairing or maintaining all plumbing, electrical, HVAC, appliance, carpentry, and painting needs.
- Implement and manage a Preventive Maintenance Program for all apartment homes.
- Provide training to other team members as needed.
- Ensure that all site-specific documentation and reports are completed accurately and timely.
- Implementation and administration of inventory control programs/purchase parts and supplies.
- Manage multiple employees through effective communication, supervision, training, and scheduling, to ensure tasks are completed on time and within budget.
Requirements of the Maintenance Supervisor:
- 5+ years of hands-on experience in a building management capacity
- HVAC experience and EPA certification (Type l & ll, or Universal), if applicable for region/community
- Strong knowledge of maintenance best practices and equipment; including but not limited to painting, drywall, plumbing, electric, HVAC, carpentry, appliances, and tools
- Reading and working from both blueprints and schematic diagrams
- Physical ability to push, pull, lift, carry or maneuver weights of up to ten (10) pounds independently, and twenty-five (25) pounds with assistance
- Knowledge of safety regulations and compliance standards; specifically, to use and demonstrate the lockout/tagout equipment.
- Proficiency in using maintenance software along with basic computer knowledge
- Available to work varying shifts, weekends, holidays, and on-call as needed. Access to daily reliable transportation, including after hours for emergencies
- Strong leadership, professional communication, team and time management abilities
- Ability to view computer screens and other electronic equipment for extended periods of time, where visual strain may occur
