Job Title: Site Manager - Industrial Yard
Location: Staten Island – Industrial site 1900 South Ave.
Position Type: Full-Time
About the Role:
We are seeking a dedicated Site Manager to oversee the daily operations and maintenance of an industrial site in Staten Island. The site serves several tenants who are in the construction industry, and the site has barges and rail.
Key Responsibilities:
- Conduct daily inspections of the property to identify any issues or required maintenance.
- Barge and Rail: Oversee the dock operations, including monitoring barge arrivals. Tracking the ins, outs, and tonnages of containers for rail. Track daily ins, outs, and dirt tonnage.
- Maintain railroad switches, including lubrication as needed, to ensure smooth operations.
- Monitor and address environmental concerns, such as trucks leaking fuel on the property, to maintain SPDES compliance.
- Operate front loaders for maintenance tasks such as filling potholes and moving blocks around the site.
- Track and report monthly Electric Sub meter readings for each location to ensure accurate billing and energy management.
- Keep the site clean and well-maintained, including debris removal, weed management during spring and summer, and snow removal from access ways as necessary.
- Respond to and handle on-site issues with tenants, fostering positive relationships and addressing concerns promptly.
Qualifications:
- Proven experience in site management, facilities management, or a related field.
- Ability to operate heavy machinery, such as front loaders, safely and efficiently.
- Excellent organizational skills and attention to detail for accurate record-keeping and reporting.
- Strong communication and interpersonal skills to effectively manage tenant relations
- Ability to work independently and manage multiple tasks simultaneously in a fast-paced environment.
- Physical ability to perform inspections and maintenance tasks across the property.
