Position Summary: Primary responsibility for oversight of all day to day maintenance and caretaking functions of scattered site rental properties. Includes responsibility for maintaining the physical assets under the direction of the Senior Property Manager.
Essential Position Responsibilities:
1. Supervise Maintenance Technicians, and Caretakers and oversee vendor contracts. Assist with problem solving maintenance and caretaking challenges, ensuring Alliance properties are a place tenants are proud to live.
2. Manage contract with after-hours maintenance service, ensuring they have a preferred vendor list, and maintenance procedure manual.
3. Assign work orders and ensure that maintenance service requests are addressed in a timely manner, in most cases within 48 hours.
4. Manage unit and property inspections with outside entities, ensuring process is in place to promptly address inspection correction orders.
5. Develop and oversee process for unit turnover including managing vendors to assist with process.
6. Collaborate with Senior Property Manager to identify capital investment needs.
7. Complete administrative tasks associated with maintenance department.
· Ensure team communicates advance notice to tenants on unit entry.
· Track inspection dates, pre-inspection work orders, post-inspection work orders and inspection follow ups.
· Assist with ordering supplies and parts and maintain inventory.
· Complete vendor requested documents.
· Submit credit card reports, mileage, PTO and check requests.
8. Work within established expense limits, maintain inventory controls for cost effective operations.
9. Coordinate special projects, assist in monitoring all work performed by contractors and vendors.
10. Assure safety standards are used that comply with all local, state and federal guidelines.
11. Maintain a professional, courteous manner and perform all activities in a fair, ethical manner.
12. Responsible for alerting the property manager of any situation that is unusual, illegal or a violation of the lease, or damage that has taken place or may occur.
13. Other special projects or other responsibilities as may be determined.
Required Education/Qualifications:
· Valid MN driver’s license, access to a reliable vehicle, preferably a pick-up or van.
· Strong, thorough knowledge of residential construction.
· Strong understanding of residential plumbing, electrical and heating systems.
· Minimum 5 years residential maintenance experience.
· Preferred experience supervising Maintenance Technicians.
· Post secondary courses in electrical, plumbing and heating or equivalent industry certification preferred.
· Strong organizational skills, ability to prioritize in a fast paced and changing environment.
· Comfort working in MS Office.
· Able to deal effectively with a diverse population, sometimes under difficult circumstances.
· Strong verbal communication skills, basic written and computer skills.
· Ability to pass the MN Apartment Manager Background check.

Pay: $31.00 - $35.00 per hour
