Maintenance Mechanic I / Laborer
The Salem Housing Authority is seeking qualified candidates to fill the full-time position of Maintenance Mechanic I (90%) / Laborer (10%) - Service Phone.
Description & Details: This position is to handle the Service Phone for the daily maintenance and repair work as well as the operation of equipment and vehicles, organization of assets and appliances, and ability to delegate tasks to the correct tradesperson, mechanic, or laborer when necessary. The person who holds this position must be able to perform both heavy and light manual labor. Must be a self-starter and detail oriented. This work requires basic skills found in a variety of trade classifications, such as plumbing and drain clearing, carpentry, electrical, masonry, painting, janitorial, grounds keeping. Must be on call (on a rotating basis) and live within a 30-minute respond time. The incumbent will assume an important role within the maintenance personnel. The position will identify all issues and coordinate the maintenance operations and assess the quality and efficiency of work performed. The Maintenance Mechanic / Service Phone position is responsible for the coordination of all incoming work orders. Completing, tracking, delegating, and assuring the proper completion and closing of all generated work orders. The Incumbent provides reports and recommendations to the Director of Maintenance and the Facilities and Operations Manager, of all operational improvements and oversights. The incumbent will receive direct supervision from the Director of Maintenance and the Facilities and Operations Manager, and receive oversight from the Executive Director. The incumbent provides general oversight and coordination to the rest of the maintenance team for all work order classifications including Urgent and Emergency work orders.
Essential Functions, Duties and Responsibilities: - Provides general oversight of all incoming work orders. Completes all work orders they are able to. - Must be computer literate and able to use and master our work order system/ program PHA-Web. - Can identify all issues, and delegate them to the right tradesmen and mechanics or laborers. - Is able to track all work orders to ensure they are properly closed in a timely fashion. - On-call work required on a rotating basis.
Required Skills/Abilities: 1. Effective supervision, motivational skills, positive attitude. 2. Extensive knowledge of property management, maintenance, and facilities practices. 3. Ability to plan and implement comprehensive maintenance tasks and programs. 4. Ability to inspect work for quality standards and efficiency of completion. 5. Inventory control and ability to analyze and anticipate resource needs at each site. 6. Knowledge of a variety of skilled maintenance materials and occupational safety procedures and construction tasks, including but not limited to HVAC, plumbing, carpentry, and electrical work. 7. Skill in use and related care of tools, machines, and equipment, customarily used by building maintenance, and facilities personnel. 8. Computer Skills, and the ability to learn and use the work order software PHA-Web.
Minimum Qualifications & Requirements: Two (2) or more years' experience in Public Housing or similar relative experience. Requirement of a high school diploma or GED certification and valid driver's license. Must be able to use technology and various software. Supervisory experience a plus. CORI check and pre-work physical is required.
Job Type: Full-time, Monday-Friday, 40 work week.
