Hours:
Costello operates 8:00 a.m. - 5:00 p.m. Monday - Friday. This position also requires on-call hours for after-hours emergencies.
Pay Scale:
$18.00 - 22.00 per hour, compensable with experience.
POSITION SUMMARY:
The Maintenance Technician is responsible for assisting the Site Manager in performing all duties and functions
required for the efficient operation of their apartment and townhome communities. The Maintenance Technician is
responsible for maintaining the interior and exterior of apartment and townhome communities. Additionally, the
Maintenance Technician must ensure the proper operation of all appliances, heating and cooling units, and light
fixtures.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Maintenance & Grounds:
1) Perform maintenance duties, including electrical, plumbing, dry wall, appliance repairs, improvements, and
other maintenance duties.
2) Perform all maintenance requests correctly and within the allotted time frame.
3) Provide Site Manager with the initialed completed request with minimal call-backs.
4) Monitor apartment and townhome communities to ensure that all company policies and procedures are
followed to maintain standards for safety, quality, and overall company and tenant satisfaction.
5) Responsible for painting touch-ups.
6) Perform sidewalk snow removal for less than 2” of snow.
7) Responsible for the operation and maintenance of sprinkler system.
8) Implements a preventative maintenance program with the Manager’s involvement and maintains copies in the maintenance room and complex office.
9) Repairs and maintains community equipment and the physical structure of the communities they are assigned to.
10) Perform inspections with manager and smoke detector inspections.
11) Responsible to perform duties assigned to help other Maintenance Technicians at other communities.
12) First contact for after-hours maintenance emergencies.
13) Responsible for care, maintenance, and inventory of all supplies and equipment owned by the property.
14) Pick up trash on grounds on a consistent basis.
15) Maintain the trash receptacles on the property.
16) Pull weeds to maintain a strong curb appeal.
Financial:
1) Responsible to keep expenses within budget by communicating with the Site Manager to combine all
purchase trips, while adhering to set policies for obtaining verifiable receipts.
2) Responsible to get prior approval from Regional Manager before calling outside vendor for repairs.
Resident Relations:
1) Represent the community in a professional manner at all times, on/off property.
2) Deliver communication documentation to residents as assigned.
3) Ensure apartments are ready for new move-ins.
Safety:
1) Ensure that unsafe conditions are corrected in a timely manner.
2) Learns and ensures compliance with all company, local, state, and federal safety rules.
3) Immediately report all unsafe conditions.
Administrative:
1) Observe given hours.
2) Provide a high level of service to prospective tenants, tenants, vendors, and coworkers.
3) Assist Site Manager in arranging and ensuring all maintenance requests are done correctly and completed in
the allotted time frame.
4) Observe all company personnel, quality, and safety policies.
5) Perform other duties as assigned.
KNOWLEDGE, SKILLS, & ABILITIES
- Knowledge of property management and marked ability to analyze and respond to site problems.
- Excellent oral and written communication skills.
- Working knowledge of fair housing regulations.
- Working knowledge of electricity and considerable mechanical ability to analyze equipment and their function and repair.
- The ability to maintain confidentiality regarding tenants, prospects, information, and situations.
QUALIFICATIONS
- Must have valid driver’s license, automobile Insurance, and reliable transportation.
- Must be able to provide proof of eligibility to work in the United States.
