POSITION DESCRIPTION
JOB TITLE Maintenance Engineer
SCHEDULED HOURS Full-Time, Monday-Friday, Emergency On-Call on a rotating basis
ABOUT BRISTOL URBAN Apartments: Bristol Urban Apartments is an asset owned real estate investment and management company. We specialize in acquiring, restoring, maintaining, and operating vintage apartment and retail buildings in Portland and Vancouver.
JOB SUMMARY: This position has day-to-day responsibility for completion of assigned maintenance requests at Bristol properties.

WAGE STATUS: Hourly, Non-Exempt. $25-$28 DOE
ESSENTIAL FUNCTIONS:
- Complete assigned maintenance and turnover requests
- Communicate with tenants regarding maintenance
- Use door hangers to indicate when technician is in an apartment or has visited an apartment
- Investigate maintenance issues as they arise (water leaks, heat issues, water heating issues,
- electrical and structural issues) and repair as able
- Maintain and repair plumbing, electrical, and structural elements of Bristol properties
- Report to supervisor any issues unable to resolve
- On-Call after hours and on weekends on a rotating basis
- Provide emergency service when requested
- Order supplies
- Coordinate vendor work:
- Obtain bids for major projects
- Supervise vendors through projects
- Be a resource when a problem arises on a project that a vendor is working on
- Coordinate vendor’s work with residents when applicable
- Ensure vendor projects are completed satisfactorily prior to payment
- Provide approved invoices to Accounts Payable
- Maintain repair and service records for properties and apartment units
- Annually – perform or schedule:
- Clean electric heaters
- Inspect and clean flat roofs
- Spring and Winter weatherization of sprinkler systems
- Perform other annual services as needed as new properties and/or equipment are acquired
- Reset timers for Daylight Savings/Standard Time, or as daylight or temperatures require.
- Monthly flush boilers when in operation
- Maintain property and company tools; repair or cause to be repaired as needed
- Snow removal and application of ice melting products
- Inspect turnovers for quality
- Random inspection of completed maintenance and repair
- Report, repair, and/or schedule repair for items noticed on property visits that may not be
- formally requested
- Schedule water/power shut offs with property managers
- Request and assist entry notifications following Landlord tenant Law
- Research new supplies and materials
- Acquire new SDS
- Negotiate price with supplier when necessary
- Ensure property shops are clean and in good repair through regular inspections
- Walk the grounds and common areas of each property services prior to leaving property.
- Test smoke and/or CO2 alarms and replace deficient batteries or devices
- In each occupied unit serviced
- In each turnover unit
- In common areas monthly/as necessary
- Tub surround installation
- Tile and grout repair
- Mentor new hires/Maintenance Tech I employees
- Maintain and keep secure all keys entrusted to Technician II
- May assist in management of staff
- Any other reasonable and proper tasks as may be assigned from time to time

SAFETY:

- Ensure that unsafe conditions are corrected in a timely manner
KNOWLEDGE, SKILLS, & ABILITIES:
- Proficiency in drywall, plumbing and electrical.
- High-level knowledge of general construction.
- Proficiency in plumbing, electrical and appliance troubleshooting.
- Experience overseeing vendor work, tracking work progress, and communicating with vendors, property managers and maintenance supervisors.
- Leadership skills in assisting other maintenance techs.
- General knowledge of systems, infrastructure, mechanics of multifamily properties.
- Participate in training in order to comply with company guidelines and with new or existing laws.
- Good communication and interpersonal skills.
- Ability to follow oral and written instructions in English.
- Computer/technology skills sufficient to achieve proficiency in online work order management and property management software (AppFolio)
- Good customer service skills.
- Ability to prioritize multiple tasks.
- Ability to work effectively with a team.
- Ability to work independently as needed while supporting group efforts.

QUALIFICATIONS:
- Minimum 2-3 years experience multifamily or other facility repair and maintenance
- Demonstrated strong interpersonal, organizational and mechanical skills
- Demonstrated strong organizational skills
- Demonstrated strong mechanical skills
- Demonstrated understanding basic plumbing
- Demonstrated understanding basic electrical
- Basic knowledge of construction techniques
- Must exhibit an attention to detail and follow through
- Ability to adapt to vary work environments and to deal with frequent changes and unexpected events
- Capable of managing multiple and competing priorities
- Physically able to climb ladders, access HVAC systems, lift up to 50 lbs.
- Ability to interface and communicate effectively with all levels of employees, customers, and vendors
- Reliable transportation a must
- Valid driver’s license with no DUIs, revocations, or suspensions within the past 5 years
PHYSICAL DEMANDS: The work requires routine walking, standing, bending, and carry items weighing up to fifty pounds.
