The Position: Under the supervision of the Director of Facilities, as the Maintenance Coordinator you will plan, organize, complete and or direct the general maintenance and contracted maintenance activities of the Rooming Houses et al, including but not limited to painting, carpentry, heating and ventilation, electrical and plumbing and other duties as required.
Schedule: Monday-Friday 7:30 AM - 3:30 PM (40 hours)
Essential Duties & Responsibilities:
  1. Complete (hands-on) most general repairs including but not limited to painting and carpentry
  2. Coordinate sub-contractors and secure bids as required
  3. Liaison with City and state inspectors
  4. Conduct unit inspections as required
  5. Liaison with property manager
  6. Maintain preventive maintenance schedule
  7. Participate in Emergency on-call rotation
  8. Coordinate supply orders and deliveries
  9. Must live within the surrounding area

Required Education/Experience:
  1. Bachelor's degree in Mechanical Engineering or related field or 8 years of carpentry and facility maintenance experience.
  1. MA Construction Supervision License preferred.
  2. Working knowledge of local and state building codes, OSHA and ADA.
  3. Must be able to work independently and be self directed.
  4. Must have a valid MA driver's license.

Required Skills/Knowledge:
  1. Working knowledge of the Massachusetts State Building Code as well as locality specifications
  2. Working Knowledge of the Americans With Disabilities Act
  3. Ability to read blue prints and mechanical drawings
  4. Working knowledge of mechanical building systems
  5. Ability to problem solve, demonstrate flexibility, reliability and dependability.
  6. Excellent computer skills including Word and Excel or other spreadsheet format.
  7. Understanding of the persons served by Bridgewell and the ability to balance their needs with the facility upkeep and management.
  8. Excellent organizational skills and interpersonal skills.
  9. Excellent writing and verbal skills.
  10. Ability to respond to emergency situations and exercise good judgment

While performing the duties of this job, the employee is frequently required to climb stairs. The employee must be able to lift and/or move up to 20 pounds. The employee must have a normal range of eyesight with or without corrective lenses, and have a normal range of hearing with or without corrective equipment.
