Responsibilities:
- Responsible for personnel decisions regarding hiring, performance management, career development, skills development, compensation, interpersonal conflict resolution, and terminations for 12+ direct or indirect reports
- Assume accountability for all turnovers, work orders, inventory, vendor management, and groundskeeping in Western New York
- Plan, execute, and report on full-building renovations, preventative maintenance, and Construction projects
- Set safety expectations for the team and adhere to company safety standards
- Complete high-skilled work (plumbing, electrical, HVAC) when possible to lower vendor costs
- Monitor expenditures and adhere to budget
- Serve as the liaison between property management and maintenance teams
- Source and coordinate external contractors, vendors, and suppliers as necessary

Successful Candidate Profile
Work Requirements
- Must be eligible to work in the United States
- Active driver's license and clean driving record (company vehicle provided)
- Must be able to lift and carry 50 pounds without assistance
- Must be able to work in confined spaces as well as ascend and descend ladders and staircases
Skills & Qualifications
- Expertise in two of the following trades: Plumbing, Electrical, HVAC
- 8+ years experience multi-family property management maintenance experience
- 5+ years experience as a supervisor
- Experience managing scattered-site properties
- In-depth understanding of maintenance-related fields, apartment unit renovations and rehabs, and vendor/contractor coordination
