LEASING/MARKETING ASSOCIATE

We are in search of an experienced high energy leasing & marketing associate to complete our leasing team. If you have the experience in property management we would love to speak to you!

GENERAL SUMMARY OF DUTIES: Primary responsibility is the performance of all activities related to apartment rentals, move-ins, and lease renewals. Interacts directly with prospective and current residents to achieve maximum occupancy. This includes generating and handling traffic, leasing apartments, qualifying prospects (as licensed), preparing lease documentation (as licensed), and completing move-in paperwork and procedures. The Marketing Associate also assists with the company’s on-going relationship with the residents throughout their tenancy.

SUPERVISION RECEIVED: Reports directly to the Community Director

ESSENTIAL FUNCTIONS: Renew and lease apartments using effective selling techniques to close each sale and obtain the required deposit(s). Meet with and show the prospects of the community and all of the amenities. Conduct routine site inspections to ensure that the physical aspects of the community meet established standards regarding the market ready units, grounds, curb appeal, safety, cleanliness, and general appearance and implement or report corrective measures as necessary. Responsible to complete customer applications, to ensure all background checks, deposits, and lease paperwork is completed in accordance with all legal requirements and company policy to guarantee a timely move-in (if licensed). Notify the new resident upon approval of the application, prepare resident move-in or renewal paperwork (not including lease if not licensed), ensure the new resident signs all necessary paperwork (leases, addenda, notices, etc.), and pays applicable deposits. Prepare new residents file according to company requirements for the Community Director’s approval. Enter data into the community database. Explain the “Move-In Inventory” form to new residents and ensure that the form is returned. Implement, and may assist in developing, short and long-range marketing plans and innovative, state-of-the-art marketing strategies by using various Internet websites for outreach marketing efforts, and creating cost-effective advertising strategies, resident referral programs, and other initiatives that generate qualified traffic. Assist in gathering and compiling current market and economic information, and prepare competitive market analyses and trends as necessary. Answer prospect, resident, and customer inquiries which may include questions about the property, the company, lease details (if licensed), and amenities and takes prompt action to solve/address issues and/or enter resident service requests into the system if needed. Answer the telephone and receive and greet visitors to the community. Provide superior customer service to internal and external customers. Enter, update, and maintain the guest card database. Produce timely and accurate administrative, accounting, and other reports as necessary. Perform other duties as assigned or as necessary.

PERFORMANCE REQUIREMENTS: Knowledge of organizational and community policies and procedures. Ability to apply policies and procedures to solve everyday issues. Excellent verbal and written communication skills. Ability to create, compose, and edit written materials. Polished interpersonal skills. Ability to establish priorities and coordinate work activities. Ability to work in conjunction with Company managers, customers, and associates. Knowledge of principles and methods for showing, and promoting the property. Must know and follow the Fair Housing laws. Demonstrated knowledge and familiarity with the community and rental property operations. Ability to effectively present information to prospective or current residents. Ability to proactively recognize and implement superior customer service to internal and external customers. Knowledge of basic accounting/bookkeeping practices; office practices and procedures; filing and maintenance of fiscal records. Ability to complete and apply all of the provided sales training. Demonstrated proficiency in the use of the internet and internet searches. Must be skilled in word processing, drafting correspondence and memoranda. Knowledge of basic office practices and procedures. Attention to details, and basic experience with MS Office software applications required (e.g., Microsoft Office, Word and Excel).

EDUCATION AND EXPERIENCE: Associate Degree or equivalent combination of education and experience required. Minimum of two years’ experience with demonstrated sales experience is required. Customer relationship development experience is a plus. Preference for an understanding of lease-up developments. Yardi & Rent Cafe experience is required.

BACKGROUND & DRUG SCREEN: All applicants must be able to pass a background check and drug screen. Applicant must possess a Valid Drivers License.

Job Type: Full-time

Pay: $18.00 - $22.00 per hour
