The Leasing Consultant reports to the Community Manager and supports the leasing operations of an assigned "lease up" apartment community for Bellrock Real Estate Partners. Primary responsibilities include interacting with prospective residents, communicating the resident value of living in Bellrock's community, and securing lease agreements. Initiates the verification process to qualify prospective residents. Communicates lease expirations and facilitates lease renewals. Assists with property marketing activities.
Duties and Responsibilities
- Pleasantly meets and greets prospective residents.
- Provides information about apartments to prospective residents and schedules tours.
- Responds to phone and email inquiries from prospective residents. Checks the availability of units based on preferences and budget.
- Completes follow-up thank you notes and call-backs with prospects after initial community visit.
- Process applications to qualify prospects for a lease.
- Notifies prospective resident of approval or disapproval. Assists qualified prospective residents with completing lease agreement.
- Collects security deposits, rent, and all other funds associated with resident moves.
- Inspects all vacant apartments to ensure readiness for move-in. Assists new residents with the move-in process.
- Effectively explains lease and community policies to new and current residents.
- Maintains accurate knowledge of the community, including rent and pricing information, vacancies, apartment availability, lease expiration's and square footage.
- Understands and complies with Fair Housing laws and standards.
- Proactively contacts residents with expiring leases to propose renewals and close the renewal of the lease in advance of the lease expiration.
- Prepares and maintains a file for each resident according to policy and procedures.
- Analyzes concerns associated with apartments that are slow to lease and offers recommendations to the community manager.
- Attends and assists in coordination and organization of resident relations and activities.
- Determines needs and responds promptly to resident's while being pleasant, cheerful and tactful.
- Prepares work orders for service and prioritize requests to staff members as appropriate.
- Assists the community manager with marketing efforts to ensure curb appeal and property appearance to promote positive awareness of the property and increase traffic of prospective of prospective residents.
- Adheres to Bellrock's policies and safety rules; complies with Bellrock's policies for reporting incidents.
- Adheres to a varied work schedule, including weekends and some holidays, as required.
- Attends and participates in training programs and events which may require travel.

Qualifications
- Education: High school diploma or equivalent.
- Experience: 1-2 years of related experience.
- Lease Up experience preferred.
