We are a privately owned residential leasing and property management company based in Denver, Colorado since 2007. We currently have offices in the Denver, Colorado Springs and Ft. Collins/Loveland Metro Areas. RPM primarily focuses on the leasing, management, and maintenance of a large portfolio of single-family homes, townhomes, condos, and small apartment buildings.

Individual property owners, investors, banks, REIT’s, governmental agencies, and real estate professionals are typical clients for us.

Job Summary:

The Leasing Agent is focused on the day to day management of the vacant properties within the Company’s portfolio with the goal of leasing the properties while maximizing rental rates and minimizing vacancy times. Leasing Agents are responsible for a high level of communication to both property owners and prospective tenants. The Agent provides oversight and direction to the Leasing Assistant assigned to their territory. The Agent will coordinate the advertising of vacant properties by advising property owners on market rental rates, taking pictures, ordering cleaning or maintenance as needed to bring the property to a rent ready condition so that property showings can be conducted. The Leasing Agent will negotiate lease terms between property owners and tenants, providing information to Company’s staff in order to draft the lease. While the property is under the Leasing Agent’s management, the Agent will visit the property regularly to check on property condition and progress of any required maintenance. The Leasing Agent is also responsible to conduct move-in and move-out inspections. The Leasing Agent relies upon their advanced understanding of Colorado Real Estate Law and the leasing regulations and licensee requirements under the Colorado Real Estate Commission.

Compensation

Base salary ranging from $45,000 - $48,000 with a monthly bonus structure that provides a target total annual compensation up to $65,000!

Principle Duties and Responsibilities

Customer Service

  • Ensure prompt and effective communication to Landlords, Tenants, Prospective Tenants and Co-Workers.
  • Maintain appropriate documentation of communication with customers.
  • Keep appropriate records and notes to document accuracy of the leasing process for each property.

Leasing

  • Manage showings, move-in and move-out inspections, adding or removing lockboxes and signs at properties.
  • Negotiating lease terms between owners and tenants.
  • Schedule new move in’s and provide necessary and accurate information for drafting the lease.
  • Setting up new properties-communicating with homeowners, taking pictures, and managing advertising.
  • Perform other special assignments as determined by Director of Leasing.
  • Other Duties as Assigned

Minimum Requirements

  • Bachelor’s degree from a four-year college or university; or one to two years of related experience and or training; or equivalent combination of education and experience
  • Ability to effectively communicate.
  • Ability to multi-task.
  • Must have a valid driver’s license and clean driving record.
  • Must have a personal working vehicle.

Certificates, Licenses, Registrations

  • Must be licensed as a Colorado Real Estate Broker.

Physical and Mental Demands

  • Ability to lift up to 20 pounds
  • Ability to climb multiple flights of stairs
  • Ability to sit for extended periods of time in the car or the office
  • Basic math capabilities
  • Ability to learn internet-based software/apps
  • Experience with Microsoft Office Suite – Word, Outlook, and Excel (Certifications)

Working Conditions

  • Position will entail visiting properties the majority of the day with a portion of the time spent in the office.
  • Time spent in vehicle driving between company-managed properties
  • Moderate noise within company office and offsite jobsites (examples: business office with computers, phones, printers, and light foot traffic)

OSHA Responsibilities and Whistle Blowing Actions

Act with integrity and ethical behavior and commit not to retaliate against an employee who raises a concern for OSHA-related, or other, concerns (i.e., Whistleblowers). Whistleblower laws enforced by OSHA and the Department of Labor include a variety of topics, and often cover areas such as the Asbestos Hazard Emergency Response Act, the Clean Air Act, the Occupational Safety and Health Act, etc.
