Lead Maintenance Tech
The Lead Maintenance Technician is responsible for maintaining the physical integrity of the community always. This involves insuring a clean and well-maintained living environment for residents, visitors and staff. It is the Lead Maintenance Technician’s duty to anticipate, identify and correct all problems involving the property maintenance and upkeep and to implement procedures that will prevent such problems. An effective program of maintenance is essential to operations, ensuring a clean and well-maintained environment, resident satisfaction, and protecting the investment of the apartment property owner.
Essential functions
· Perform general and higher-level maintenance service such as: plumbing, electrical, carpentry, appliance repairs, HVAC, etc.
· Responsible for completing work orders, scheduling turns for make readies, and helps ensure that the community meets safety, appearance and operational standards established by company.
· Train additional Maintenance staff on procedures, safety standards, and workmanship.
· Respond to resident service requests in a timely manner with a friendly and positive attitude.
· Be available to work on an on-call basis, including weekends and nights (with an on-call bonus $.)
· Schedule turn for vacant apartments. Inspect vacant and make-ready apartments
· Participate in preventative maintenance to include pool, exterior lighting, filter changes and apartment inspections.
· Clean work area, tools and equipment. Care, maintain, and inventory all supplies, and equipment owned by the property and/or the management company.
· Participate in an ongoing property maintenance and improvement plan.
· Assist with preparing property for quarterly inspections.
· Assist Community Manager in controlling expenses.
· Responsible for ordering of necessary tools, equipment, and other items needed for Maintenance
· At all times, maintain a professional and courteous attitude when dealing with residents, vendors, employees and general public.
· Be committed to success of the company and property as a team member
· Operate in accordance with safety standards
· Conduct all business in accordance with company policies and procedures, state and federal laws; e.g., OSHA, ADA, Fair Housing, etc.
Qualifications and Education Requirements
· General knowledge of all aspects of maintenance repair and service
· Strong commitment to goals and values
· Good communicator and listener
· Customer service oriented
· HVAC Certification / verifiable experience
· Pool Certification preferred/ Pool experience preferred
· Strong plumbing and electrical skills a must
· HVAC/Plumbing/Electrical/Maintenance/Supervisor

Physical requirements
- Sitting 20% of workday.
- Standing/Walking 80% of workday.
- Climbing, squatting, bending, pushing, pulling, overhead reaching 30% of duties.
- Use of tools and equipment up to 50% of work time.
- Occasionally required to lift up to 50lbs unassisted.
ADDITIONAL REQUIREMENTS
40 hours per week or applicable to requirements of property. Must be available on weekends for staffing needs and emergencies
Must successfully pass employment background check and drug screening

Pay: $20.00 - $25.00 per hour

Experience:
- Maintenance: 5 years (Preferred)
