Description
La Mesa RV, one of the largest multi-location RV dealerships in the nation, is currently hiring a Junior Associate Counsel (Real Estate & Development) for their growing corporate legal team in the Phoenix, AZ area. The ideal candidate has deep knowledge and expertise regarding Real Estate and general business development and excellent communication skills.
SUMMARY: With limited oversight, this position interacts with other inhouse counsel, external Real Estate brokers, internal stakeholders, construction managers, outside counsel, and other regulatory and quasi-regulatory entities as a key part of our corporate development efforts across the country. Real Estate license is a plus. The goal is to quickly react to highly dynamic business development opportunities as directed by the Executive Leadership team to create opportunities, close deals, and move the business forward.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Real Estate:
  • Assist executives and local staff to cultivate, investigate, and respond to Real Estate acquisition and development opportunities.
  • Identify potential legal or regulatory impediments and strategically provide solutions for development.
  • Cultivate relationships with brokerage community; communicate expectation for costs, timing, and scope of allowed use (including required legal processes) to management and outside parties.
  • Prepare letters of understanding, waivers, releases, notes, certificates, settlements, liens, declarations, and all other relevant Real Estate transactional documents.
  • Read, analyze, and interpret title reports.
  • Interpret and apply relevant Real Estate codes and regulations, particularly with scope of use provisions.

Construction:
  • Identify and cultivate relationships with contractor community.
  • Assist with scope and formalization of competitive bid processes.
  • Draft and submit responses.
  • Work to resolve disagreements or inconsistencies.
  • Review and negotiate architectural, construction, and other development projects.
  • Ability to distinguish between design-build, traditional, and other contracting methods.

Property Management:
  • Assist with management of small leasing portfolio.
  • Assist with ad hoc resolution of day-to-day tenant issues.

General Development:
  • Manage general development projects from raw land purchase and development to building renovations to expansion opportunities.
  • Translate business needs into practical applications.

General Inhouse Practice:
  • Play active and productive role in general inhouse group.
  • Assist other attorneys in broad scope of general business issues.
  • Assist with HR, finance, procurement, transportation, licensing, permitting, compliance, code enforcement, law enforcement, and other ad hoc issues.

Qualifications
EDUCATION and/or EXPERIENCE
Education - Bachelor's Degree, Juris Doctor
Experience - 3+ years of post-license experience. Experience with Real Estate law is required.
REQUIRED SKILLS, KNOWLEDGE & ABILITIES
  • Advanced knowledge of the theories, principles, practices, and procedures of all aspects of Real Estate law.
  • Ability to exercise independent judgment, to work with and maintain confidential and sensitive information.
  • Proven ability to take a proactive long-term view of business goals and objectives to achieve strategic business results in a legal environment.
  • Strong consultative and facilitation skills with the ability to effectively interact with all internal and external business partners.
  • The ability to work as both a team leader and team member is necessary for this position. No day will be the same as the last and no one sits above or below someone else.
  • Excellent verbal and written communication skills. Ability to interact professionally and effectively with all business audiences.
  • Ability to travel to other store locations up to 25% of time as business needs require.
  • Exceptional analytical and negotiation skills
