Janitorial & Maintenance Supervisor

Job Overview:

The Janitorial and Maintenance Supervisor will be responsible for overseeing the daily operations of our janitorial and maintenance staff, ensuring a clean, safe, and well-maintained environment for our clients.

Compensation: $20-$23 an hour

FirstService Residential will compensate the successful candidate in accordance with the posted range. The salary or wage paid to the successful candidate will be commensurate with experience, education, and specific job responsibilities. For positions designated at a client's property, the salary or wage will also be premised upon the client's directive. The base pay range is subject to change and may be modified in the future.

Your Responsibilities:

Supervision and Leadership:

• Lead and manage a team of janitorial and maintenance staff.
• Provide guidance, training, and support to ensure high performance and productivity.
• Foster a positive and collaborative work environment.

Operational Oversight:

• Develop and implement efficient cleaning and maintenance schedules.
• Ensure all work meets quality standards and client expectations.
• Conduct regular inspections to identify areas for improvement.

Staff Scheduling:

• Create and manage work schedules for janitorial and maintenance personnel.
• Coordinate coverage for special projects, events, and emergencies.
• Monitor attendance and address any scheduling conflicts.

Inventory and Supplies Management:

• Monitor and manage inventory of cleaning supplies and equipment.
• Place orders for supplies and equipment as needed.
• Ensure cost-effective procurement practices.

Safety and Compliance:

• Enforce safety protocols and guidelines to maintain a hazard-free workplace.
• Stay informed about industry regulations and ensure compliance.
• Conduct regular safety training sessions for staff.

Client Communication:

• Maintain regular communication with clients to address their specific needs.
• Handle client concerns or requests promptly and professionally.
• Provide updates on completed tasks and ongoing projects.

Budget Management:

• Assist in budget planning and management for janitorial and maintenance activities.
• Identify cost-saving opportunities without compromising quality.

Problem Resolution:

• Address and resolve operational issues in a timely manner.
• Collaborate with other departments to find solutions to complex problems.
  

In addition to the above duties, this position will also be supervising and working with a

maintenance technician. At times, this position will need to assist or complete maintenance work

orders consisting of painting, plumbing, and other miscellaneous work orders.

Skills & Qualifications:

• Bilingual in both English and Spanish (written and verbal).
• Proven experience in a supervisory role within the janitorial or maintenance industry.
• Strong leadership and communication skills.
• Knowledge of cleaning techniques, equipment, and maintenance procedures.
• Ability to prioritize tasks and manage time effectively.
• Familiarity with safety regulations and compliance.
• Excellent organizational and problem-solving abilities.
• Proven experience and expertise in painting, plumbing, woodworking, concrete repair, and
• electrical work.
• Strong problem-solving skills and attention to detail.
• Ability to work as part of a team.
• Excellent time management and organizational skills.
• Willingness to learn and adapt to new tasks.
• Physical stamina and the ability to perform manual labor as needed.
• Possession of a valid driver's license may be required.

Education & Experience:

• Possesses a high school diploma or equivalent work experience.
• Bilingual in both English and Spanish (written and verbal),
• Knowledge of the safe practices, methods, tools, and materials of the janitorial and maintenance industry.
• Technical training or certification in a relevant field is a plus but not required.

Supervisor Responsibility

• Supervise Janitorial and Maintenance Technicians.

• Work is performed in a variety of environmental conditions, with exposure to outdoor temperatures, weather variations, traffic and equipment noise, equipment vibrations, vehicle and/or chemical fumes, chemicals such as cleaning solvents and grease, machinery and their moving parts and dust.
• Work duties require the ability to stand or walk on hard surfaces for frequent and prolonged periods of time.
• Must be able to lift 50 lbs.
• Some exposure to dust and noise.
• Some heavy lifting, standing, climbing.
• Must be able to move, bend, stoop, push/pull as appropriate for this physical job.
• Must have finger dexterity.
• Must be able to drive throughout the Community and run errands outside the community if requested.
• The work environment characteristics are normal maintenance conditions.
• Occasional overtime may be required.
• Consistent and regular attendance required.
• Based on business needs, schedule may change, including working on weekends and holidays.

Travel:

• Valid California State Driver's License and state-mandated insurance.
