General Superintendent

Seeking a highly skilled General Superintendent to oversee all aspects of project planning, scheduling, and implementation of a $50M+  new construction multi-family apartment complex. General Superintendent will oversee the daily operations of the project; has accrued the experience, skills, and ability to supervise other on-site Superintendents; and will work closely with the Project Managers and Construction team to ensure the project is completed on time, within budget, and to the highest standards of quality. The General Superintendent has the required knowledge and management skills to function as the site manager implementing and enforcing all company policies and procedures.

Responsibilities:

• Oversee all aspects of the construction project from planning, implementation, and closeout.
• Directly responsible for day-to-day supervision of project site, onsite superintendents, and materials.
• Allocate resources for the assigned project; Supervise onsite superintendent personnel and subcontractors.
• Interface with project team, inspectors, contractors, architects, engineers, city and county officials, and clients.
• Conduct onsite meetings with subcontractors; monitor subcontractor progress and ensure proper sequencing.
• Maintain project documentation to include daily reports and jobsite photos.
• Produce and submit request for information and submittals when required.
• Identify documents for potential change orders and back charges.
• Enforce and not deviate from the plans, specs, revisions, local and governing codes, unless instructed in writing.
• Maintain high standards of workmanship that adhere to the approved construction documents, plans, and specs.
• Accountable for overseeing the compliance and accuracy of all workmanship, methodology, and material utilized.
• Enforce quality expectations of the client and BCC; substandard workmanship or materials will not be tolerated.
• Post on the jobsite and manage, implement, coordinate, maintain, and enforce the Construction Schedule.
• Manage all subcontractors, suppliers, and vendors onsite, confirm delivery and installation dates.
• Direct, schedule, and supervise all inspections and utility installation as required to complete the project on schedule.
• Communicate specifications to onsite personnel and subcontractors to ensure clear understanding of requirements.
• Coordinate sufficient allocation of materials, resources, sequencing, and scheduling to complete scope of work.
• Prepare two-week lookaheads, review with Subcontractors, and collaborate with Project team regarding CPM.
• Ability to provide hands-on punch work experience as required, experience working as a foreman.
• Participate in closeout preparation, punchwork, and warranty walkthroughs with Owner / Client.
• Communicate relevant information to the Project Managers and Construction team.
• Conduct must be polite, courteous, and professional; maintain effective working relationship with team members.
• Responsible for enforcing jobsite safety and compliance.
• Maintain as-built drawings and data.
• Resolve field conflicts.
• General Superintendent reports directly to the Senior Project Manager / Project Manager/Regional

Qualifications:

• Previous experience in construction management or related fields, 5-10 years general construction.
• Familiarity with construction management software.
• Working knowledge of OSHA safety regulations.
• Strong leadership qualities.
• Strong negotiation skills.
• Deadline driven and detail oriented.
