Overview

About the Asset Strategy & Development Team

Asset Strategy & Development (AS&D) provides a dual role. First, AS&D leads the firm’s large-scale property development efforts in the staffed and unstaffed portfolios. Second, AS&D manages WS’s extensive unstaffed property portfolio. Large-scale development focus areas include spearheading the internal and external project team as well as representing WS in all regulatory permitting efforts before federal, state, and local agencies. The management the unstaffed properties focus areas include identifying both external risks (ex. regulatory, title, environmental, competitive) and business risks associated with new Tenant projects and developing a strategy to avoid or mitigate those risks, managing the property to maximize its value proposition in the eyes of Tenants and other key stakeholders, and delivering financial efficiency to ordinary operations and capital expenditure projects.

The Position

The Facility Operations Associate is an integral member of the Asset Strategy & Development team reporting to a Vice President, AS&D. This role will work remotely and on property at several, revolving, operating properties at once as part of an assigned team organized by asset, providing overall asset support and ensuring asset success.

The Facility Operations Associate will work primarily in the field but will closely coordinate their day-to-day activities with the AS&D Associate Manager responsible for a given asset’s operations.

Responsibilities and duties will include assisting the Associate Manager with general oversight of a property’s operations and regular reporting of each property’s condition and activities, including: documented property and building inspections, ensuring general security, building systems (HVAC) operation, site lighting operation, landscape and building integrity (generally and during/following storm events, etc.), respond to emergency and off-hours events requiring landlord response, assisting with events of trespass/loitering, confirming hired vendors are performing per contract and to the WS standard, confirming tenant maintenance obligations are meeting lease requirements and the WS standard, assist with the management of, and report on, tenant activities to ensure lease compliance (general operation, construction, outdoor product storage, temp signage, events, etc.), occasional coordination with local officials (police, fire, emergency services); assist with infrastructure and utility service upkeep (read and report utility meter readings, coordinate service vendor and utility company activities as needed), and assist AS&D Associate Manager w/ prioritization and budgeting of necessary property maintenance and repairs. In addition, an ideal candidate will have the ability to perform a variety of small maintenance and minor repair activities on the interior and exterior areas of a property including, but not limited to, common area cleaning/upkeep, rooftop inspections/maintenance, painting, drywall repair, signage installation, light bulb replacement, minor plumbing/electrical repairs, door/lock repairs, and minor concrete/asphalt repair.

In addition, the Facility Operations Associate will work alongside other cross-functional team members from Construction, Leasing, and others. We are looking for candidates who are friendly, communicative, and can form cooperative, collaborative, relationships with management, coworkers and tenants; a team player. The candidate must be organized and capable of managing details, but also able to preserve an awareness of big-picture asset needs and goals.

Requirements

  • Enthusiasm, a strong work ethic and an optimistic, can-do attitude
  • High ethical standards and integrity
  • High School Diploma or GED preferred
  • Minimum of 1-2 years building maintenance and/or 1-2 years of hands-on experience in the building trades
  • General knowledge of construction means and methods
  • Able to handle multiple assets simultaneously and prioritize tasks
  • Solid, clear and concise communication skills
  • Able to read and interpret documents and plans/blueprints and effectively comprehend instructions
  • Able to identify and assist in solving a variety of problems
  • Person must be able to lift a minimum of 50lbs
  • Valid Driver’s License, a reliable motor vehicle and compliance with Motor Vehicles Policy – position requires daily travel to one of several assets throughout the week
  • Proficiency in computer skills, including Microsoft Word, Excel and Outlook
