Supervise Facilities Trade Technicians and coordinate day to day maintenance operations. Perform skilled and semi-skilled jobs in a wide variety of building repair and maintenance issues. Assist the Facilities Maintenance Manager with assigned projects.
- Assist the Facilities Maintenance Manager with project management duties as assigned.
- Supervise and direct Trade Technician personnel of City facilities for preventative maintenance and emergency repairs. Services include HVAC, electrical, plumbing, security systems and commercial structures. Manage efforts between other City departments/divisions to ensure organizational goals and deadlines are met.
- Assist with the recommendation of approval for hiring, termination, training, disciplinary and/or commendatory actions of assigned personnel.
- Oversee the development and completion of employee performance appraisals.
- Provide training, technical guidance and safety programs for assigned personnel.
- Conduct quality control inspections of service jobs and monitor technical progress. Input of data within the Division's work management software.
- Review and make recommendations to building automation systems for potential energy savings.
- Submit annual budget recommendations for the repair and replacement of identified areas of responsibility.
- Represent Facilities Division by serving as a direct customer contact and keeping customers informed.
- Perform general repair and regular maintenance of City buildings, using plumbing, electric and carpentry skills.
- Perform special or technically complicated maintenance service activities.
- Maintain inventory records of equipment, materials and supplies, monitor expenditures of accounts and purchases.
- Manage changing work priorities in a fast-paced environment; assist in resolving problems related to day-to-day operations.
- Assist with Department of Leisure Services and City projects, as assigned
- Drive to and from City work sites. Perform additional duties as assigned. Be available for emergency call-outs.
- Complete required trainings as specified within the City's Comprehensive Emergency Management Plan.
- In the event of an emergency, all employees are considered essential and may be required to perform duties outside of their normal job description
MINIMUM QUALIFICATIONS:
- Bachelor's degree in a related field of study and/or five (5) years of an equivalent combination of education, training or work experience in mechanical and/or construction project management experience.
- Supervisory Experience.
- Experience in mechanical trades skills including; HVAC, plumbing, electrical and/or general carpentry.
- Experience in automated building controls.
- Experience reading and interpreting building construction plans, sketches and blueprints.
- Professional Experience using Microsoft Office, work order and inventory software, and database systems.
- Valid driver license. Must obtain State of Florida driver license within thirty (30) days of employment.
PREFERABLE QUALIFICATIONS:
- EPA Certification in the safe handling of refrigerants. Must obtain within six (6) months.
- NATE or RSES CM certification.
- Experience working with the National Electric Code (NFPA70).
- Experience working with OEM unit controllers and programming such as Carrier, AAON, Watt Stopper and Lighting Control Design systems.
Driving history for the past three (3) years must reflect no violations of a driving related felony offense, or driving under the influence (DUI) which includes both drugs and alcohol, reckless driving, or hit and run involving an occupied vehicle or attended property, or an accumulation of traffic violations, plus three (3) points for each attendance at driving school (regardless of whether points were assessed against the license) where the penalty points do not exceed twelve (12).
