The Facilities Technician directly provides or directs maintenance service for the Maple Grove building systems and coordinates capital projects at the Maple Grove facility. Provides direct instruction and guidance when teaming with the Facility Services team on projects. Evaluates, recommends and monitors contract service providers to insure satisfactory completion of assigned tasks. Develops and administers preventative maintenance systems including CMMS work order and equipment certification programs. Directly provides or coordinates general maintenance services and responds to related employee requests.
Essential Duties:
- Provides support for the maintenance of building systems (boilers, VAV units, humidification units, rooftop units, water softening equipment, chillers).
- Perform, inspect, and maintain maintenance records for building equipment (fire extinguishers, eyewash stations, etc.)
- Directly perform or coordinate furniture projects, modifications or repairs. Perform conference room meeting "set-ups" as requested.
- Perform monthly building assessments and completes related repairs (ceiling tile replacement, wall patch, painting, etc.).
- On-call 24/7 rotation to respond to security, fire and equipment alarms.
- Prepares purchase order requisitions for projects.
- Develops and implements project plans and is responsible for related budgets and timelines. Obtains and reviews contractor service proposals and project cost estimates.
- Fields employee requests and provides, or coordinates required services as needed.
- Directly provides or coordinates preventative maintenance and repairs of the building HVAC systems, compressed air and purified water system.
- Evaluates equipment PM and certification programs to ensure warranty compliance. Monitors/maintains building temperature utilizing electronic building management system. Responds to employee requests for temperature modification.
- Maintains facility life safety infrastructure including fire, lighting, security, and alarm systems. Ensures compliance of OSHA policy (MSDS, LOTO, etc.) Evaluates and recommends outside vendors for building, maintenance, and contract services projects.
- Obtains necessary agreements documentation and cost estimates for project work.
- Reviews all workmanship of completed projects.
- Responsible for the activities of contractors while they are on the premises and for informing them of all appropriate company procedures and policies.
- Reviews contractor quotes and related invoices.
- Recommends changes to optimize processes, equipment, systems, procedures, and protocols. Interacts with outside vendors to rectify issues and identifies new suppliers to reduce costs and/or increase quality.
- Represents Facilities department at vendor and project meetings.
- Direct provides or coordinates general maintenance services and responds to general maintenance requests.
- Assists Facility Services team as needed.
Requirements:
A technical Associate's degree and 3 years of related experience, or a High School diploma and 8 years of related experience required. Related experience includes maintenance, HVAC, air compressors, electrical, concrete, sheetrock and plumbing.
Other Knowledge, Skills and Abilities:
Previous HVAC BMS experience desired. Previous locksmith experience desired. Ability to understand blueprints and machine manuals. Ability to prioritize daily tasks and repairs.
Certifications / Licenses:
A Minnesota State Boilers License (Special Engineer) is desired or attainable in a timely manner.
Vocational Building Maintenance Certificate or electrical training desired.
