Job Description
We are currently seeking an Estimator to join our growing Facilities & Project Management team. The successful candidate should have a client-focused approach with experience in commercial construction and facilities maintenance, and a demonstrated ability to build estimates, review proposals, negotiate, and build relationships with subcontractors.

What you will be doing:
- Review and validate vendor proposals and client quotes for completeness, accuracy to the client’s stated request, and fair pricing based on industry standards.
- Evaluate work orders to familiarize yourself with the requested scope, history/job notes, pictures, drawings, and site survey information.
- Develop a well-written and descriptive scope of work that informs our clients what, how, and where we are performing work, with appropriate qualifications and exclusions to limit the liabilities of our vendors and the company, while managing the expectations of the client.
- Develop internal detailed estimates to provide price comparisons with vendor partners or to provide client’s with budgetary pricing.
- Coach and guide internal account and project managers using your construction experience on managing vendors, developing scope, offering alternative solutions, and asking relevant and qualifying questions.
- Negotiate pricing with vendor partners to meet client expectations and increase probability of client approval.
- Discuss and review with our vendor partners their methods, materials, equipment usage, scheduling, logistics, and labor to accomplish the stated objective. Offer alternative recommendations as needed.
- Maintain good working relationships with our vendor partners, building trust, and understanding their perspective while also advocating for our clients.
- Utilize 23rd Group’s work order management system to ensure all jobs are properly documented and updated
- Actively participate in continuing education and training, team development activities, and Company-wide events.
- Work orders range from $2,000 to $250,000 and include but not limited to: remodels, refreshes, equipment or fixture installations, electrical/plumbing repairs or additions, mechanical additions, replacements or repairs, finish work (flooring, wall coverings, ceilings), door work, building repairs, and more.
Your background, skills, and qualifications:
- 10+ years of experience in commercial construction, facilities, project management, estimating, and developing scopes of work in retail, office, hospitality, restaurant, and industrial sectors.
- Familiar with unit pricing and industry standard methods and pricing related to commercial construction and facilities.
- Ability to read construction drawings, specification sheets, submittals, .
- Proficient in writing client-facing scopes of work and email communication with proper grammar. Strong verbal and written communication skills, required
- Proficient in computer usage, including eExcellent PC skills (Excel, Word, PowerPoint, Internet)
- Experience in scope estimations for multi-trade projects.
- Coordination and communication, creative problem solving, time management, organization, and a client-focused service mentality.
- Demonstrated ability to negotiate with technicians and subcontractors, while still maintaining an effective working relationship.
- High level of business acumen - professional business writing and communication skills, flexible and adaptable to change, and maintains an entrepreneurial mindset.
