Job Description
Manage medium to large Facilities projects and deliver high-value business and system changes on any activity tasked to engage in or falling within scope.
Carry out and evaluate building codes, OSHA compliance, state and federal laws and regulations that are applicable at each location. Respond to requests from local governments and communities to ensure legal compliance in all managed properties.
Collaborate with property management team to provide direct communication with and assistance to tenants, landlords, external real estate vendors, and internal business partners. Investigate and resolve property complaints and landlord or tenant violations. Research specific lease terminology to best respond to property-related issues as unique situations arise.
Engage and resolve moderate to complex repair and maintenance situations, including problems where precedent may not exist. Ensure adherence to master R&M plans and schedules and facilitates solutions to newly acquired locations.
Source new vendors for new locations, assist with vendor selection, contract negotiations, contract administration, and vendor management where precedent may not exist. Analyze and summarize vendor management data, monitor the quality of vendor services, and identify opportunities for program improvement through detailed management reports. Develop budget, interpret, update and/or create detailed financial models, projections and forecasted ROI for the programs.
Perform activities related to the purchasing of materials, equipment and services for internal company use. Implement and communicate company policies and procedures for purchasing. Negotiate with vendors and approve purchases of authorized amounts or size. Monitor the cost, schedule and performance metrics of contracts and subcontracts.
Ensure all Facilities programs and services within the scope of responsibility are effective, which may include the management of data, systems and processes that are used in support of enterprise-wide Facilities programs and services. Perform appropriate scope analysis and lessons learned.
Job Specifications
Typically has the following skills or abilities:
Bachelor’s degree in Facilities Operations or related field or equivalent experience
Experience in facilities operations or leading medium to large projects
Strong business acumen including experience working or managing projects at multiple locations of different business focus. Ability to understand cross line business impacts and engage in measures that establish strong cooperation and processes with the least amount of business disruption.
Experience working with external vendors, employees, and business practices at multiple locations
Ability to elicit cooperation from senior leadership and other departments through strong communication skills and a command of the subject (SME)
Self-motivated and driven toward achievement of long-term goals
Demonstrated ability to analyze and improve work processes
