JOB PURPOSE
The Facilities Director will manage the maintenance, efficiency, and safety of all applicable Siena Francis House buildings. Particular emphasis will be on managing the overall maintenance of the Siena Francis House campus, supervising maintenance staff, contractors, and individuals conducting audits, reducing the liability exposure of guests, visitors, and employees, and environmental compliance. The Facilities Director must understand the technical aspects of the property, support day to day business operations, ensure efficient operations of facilities, mitigate risk, and ensure that facilities meet the needs of clients and staff. This position will report to the Senior Director of Operations.
ESSENTIAL JOB DUTIES
- The Facilities Director is responsible for major agency wide support functions. Decision making, problem solving and on-going task prioritization are critical. Training in supervision and management is required.
- Management of all facility maintenance and processing requests for maintenance and facility improvements. Assigning maintenance tasks to staff.
- Schedules and supervises maintenance workers engaged in building and grounds upkeep and repair.
- Plan and coordinate building maintenance programs within budget guidelines.
- Ensure all buildings are operating efficiently.
- Ensure ground are kept up in a clean and safe manner per SFH standards.
- Conduct and document safety and risk audits to promote a safe work environment.
- Assist in establishing policies and procedures including general and preventive maintenance programs, repairs, and emergency operations, scheduling and prioritizing of work.
- Management of all facility maintenance and processing requests for maintenance and facility improvements.
- Monitor building space utilization/layout and maximize usage efficiency.
- Proactively manage facilities by performing risk assessments, trouble shoot problem areas and develop contingency plans.
- Oversee all vehicle maintenance needs to include:
- Overseeing vehicle maintenance schedules.
- Monthly monitoring of vehicle utilization.
- Reporting of vehicle damage and coordination of repair.
- Conduct quality assurance inspections of construction and/or installations to ensure conformance of drawings and scope of work; ensure project documents are complete, current, and stored appropriately.
- Ensure that all required maintenance and service contracts are completed and bid competitively.
- Oversee the procurement and maintenance of furniture, utilities, equipment, and machinery.
- Assist in the preparation of the annual budget for building use and facility maintenance.
- Maintain usage, maintenance, safety and contract records and documentation.
- Actively maintain a safe, healthy, and positive environment that promotes the physical and emotional well-being of employees, customers, and participants; ensure OSHA and CARF requirements are met or exceeded.
- Dependable and punctual attendance is necessary.
- Display a courteous and caring attitude at all times to the guests, volunteers, and visitors of the Agency.
- Perform other duties as assigned.
EDUCATION & EXPERIENCE REQUIREMENTS
- Associate’s degree in related field preferred.
- Must have experience in facility project management and/or construction management, OSHA, fire regulations, and Americans with Disabilities Act compliance.
- Skills in carpentry, plumbing, HVAC, electrical, Building Management Systems, and other areas.
- Three years’ experience in property management and facilities operation.
- Demonstrate organizational and problem-solving skills.
- Excellent communication and interpersonal skills.
- Valid driver’s license/ acceptable driving record.
WORK ENVIRONMENT:
The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. The work environment is an office setting with varying degrees of temperatures and noise levels with occasional exposure an outside environment.
