JOB TITLE: Facilities Assistant Manager
REPORTS TO: Facilities Manager
Position Type: Full Time - 1.0 FTE ContractDays Per Year: 236
Pay Range: CLASSIFIED SALARY SCHEDULE: Range 6, $20.17 - $34.29. Salary placement on our Classified Salary Schedule is dependent on the employees' education and/or work experience.
Benefits for Employees -- employees contracted for.75 FTE

Our History
University Schools is in its 130th year of existence. After a 108 year association with the University of Northern Colorado, University Schools opened as a public charter school, at its current location, in the fall of 2002. In the fall of 2013, a new middle school building was added. University Schools is K-12 and enrolls nearly 1,800 students. University Schools continues to be an integral component of UNC's teacher education mission. University Schools' faculty and staff innovate and model effective student-centered teaching and learning.
Our School
University Schools has two buildings on one campus: an Elementary/High School located at 6525 W. 18th Street and a Middle School located at 1717 65th Avenue, Greeley, Colorado. Greeley is fifty miles east of the front range of the Rocky Mountains. Greeley is an agricultural community with light industry and a major Colorado university. The city has a population of 103,900 while Weld County has a population of 269,785.

Summary/Objective
Under the general supervision of the Facilities Manager, perform a variety of work in the maintenance and repair of all University Schools buildings, property and equipment. Perform routine and extensive preventative maintenance and repair procedures on buildings, mechanical equipment and utility systems.
Essential Duties and Responsibilities
Support the Facilities Manager by:
  • Performing troubleshooting and maintenance in HVAC, electrical, landscape, grounds, electronics and plumbing; assist in obtaining quotes and arranging for services of outside vendors; obtain estimates for supplies, repair parts; order parts as needed.
  • Maintaining records of scheduled maintenance procedures.
  • Inspecting and verifying the operation and safety of equipment including, but not limited to, adjusting, calibrating, replacing, rebuilding, repairing of all building equipment. (Permitted repairs are performed under the supervision of Master licensed maintenance workers).
  • Performing preventive maintenance inspections and related job tasks at all University Schools buildings and property including, but not limited to HVAC, electrical, landscape, grounds, electronics and plumbing equipment so that they are maintained in a safe, clean and orderly condition in accordance with regulations; maintaining hand and power tools in working condition.
  • Supporting all trades in their related job duties as contracted. Responding to emergency maintenance requests as required.
  • Performing a variety of work in the maintenance and repair of building systems. Monitor maintenance schedules to assure tasks are performed in a timely manner.
  • Completing inventory and the purchase of supplies and equipment.
  • Operating small utility vehicles and attachments for small utility vehicles in snow removal.
  • Operating light duty vehicles.
  • Making repairs and adjustments to small utility vehicles and equipment.
  • Conducting general trash clean-up around school buildings.
  • May assist in maintaining sidewalks and curbs, trimming shrubs and trees with power edger or hand tools.
  • May use utility equipment, i.e., tillers, cultivators, mulchers, trenching machines, etc.
  • Moving furniture and school supplies between sites. Build, assemble, disassemble school furniture as needed.
  • Assist in installing fences, gates, signs, and athletic equipment.
  • Supervising contractors and may assist in installing sprinkler systems and their repair.
  • Assist in laying and marking of athletic fields.
  • Supervising contractors and may assist in planting of trees, shrubs and lawns.
  • May perform general labor tasks such as ditch digging, cement work, jack hammering, tree removal, etc.
  • May be responsible for watering lawns and shrubs, using sprinklers and/or water hose.
  • Assist with emergencies.
  • Actively identify school equipment and resources in need of repair or maintenance and adequately prioritize and manage this repair to completion.
  • Work with the Security team in addressing safety and security concerns within the school campus.
  • Perform other duties as assigned.

Knowledge and Abilities
  • Troubleshooting and repair of commercial facility equipment.
  • The ability to read and understand blueprints and schematics.
  • Basic knowledge of facility maintenance.
  • Basic knowledge of building, state, local codes and regulations.
  • Ability to operate hand tools, power tools, light trucks, and tractors.
  • Ability to service and make repairs to ground power equipment.
  • Ability to perform strenuous labor in all types of weather.
  • Ability to apply pesticides.
  • Ability to follow and understand oral and written instructions and effective verbal and written communication skills.
  • Ability to follow established safety practices.
  • Ability to perform all functions of the position.
  • Ability to understand, apply and use personal computers and software applications (e.g., Word, Excel, PowerPoint).
  • Ability to analyze situations to define and draw conclusions.
  • Ability to develop and implement projects.
  • Ability to organize multiple tasks and conflicting time constraints.
  • Ability to engage in self-evaluation with regard to leadership, performance and professional growth.
  • Ability to establish and maintain cooperative working relationships with others contacted in the course of work.
Education, Qualification and Related Work Experience
  • High school diploma or GED required
  • Experience in commercial or school facility maintenance preferred
  • Minimum of 3 years of experience in one or a combination of experience in HVAC, Electrical, Electronics and Plumbing
  • Licenses, Registrations or Certifications
  • Valid Colorado driver's license
  • Any combination of related education, experience, and training

    • Operate hand tools, power tools, light trucks, and tractors.
  • Mental Requirements: read, write, understand, interpret and apply information at a moderately complex level essential for successful job performance; math skills at a high school proficiency level; judgement and the ability to process information quickly; learn quickly and follow verbal procedures and standards; give verbal instruction; rank tasks in order of importance; copy, compare, compile and coordinate information and records.
Working Conditions
  • Service and make repairs to ground power equipment.
  • Work with pesticides.
  • Works in standard office and school building environments.
  • May be exposed to poor weather conditions including heat, cold, wet and snow and other outdoor weather conditions.
  • The work environment combines standard office setting including some standard office equipment (fax, copier, phone, computer, 10-key, etc.)
  • The noise level in the work environment is usually low to moderate, but occasionally high depending upon student population, activities, power tools and equipment being used.
