Environmental Services Tech II / Porter Position Available
Poised in beautiful, art centric SF Civic Center, our newest buildings: Van Ness Apartments is seeking a EVS Tech/Porter to join the property management team. As an Environmental Services Technician, you hold responsibility to maintain a luxurious appearance of the apartment units and common areas units to prepare a welcoming home for our residents and to maintain its curb appeal.
Job Summary: Facilitate all trash removal of the building while maintaining all related equipment, collection areas, common areas, back of house, & loading dock(s). This role also performs care and maintenance of floors, carpet, interior & exterior walls, interior & exterior surfaces (various applications), and other areas deemed by
management in order create a clean & sanitary environment. Other duties will include basic maintenance (light bulbs I unclogging toilets I assist with moving appliances or equipment I power washing I use of basic hand tools /assemble furniture /other maintenance duties under the supervision of senior building engineers) needed
to provide a supportive role to the Assistant Chief Building Engineers and the Chief Building Engineer.
Compensation:
- Hourly Position. Non-Exempt. Fulltime.

Qualifications:
- Minimum 2 years' experience as a porter/janitor for a multifamily urban or suburban property, of at least 250+ units.
Supervisory Responsibilities: No supervisory responsibilities.
Supervisor: Chief Building Engineer
Chain of Command: Chief Building Engineer> Assistant Chief Building Engineers & Dept. Managers> EVS Supervisor
Work Hours: this is a full-time, hourly position. Work schedule will include Saturdays and/or Sundays and 40 or more hours per week. Hours and needs may vary due to business need. Overtime will be paid as required by law.
Essential Duties & Responsibilities: include the following but are not limited to this list. Additional duties or functions may be assigned as deemed necessary by supervisory personnel.
Trash Compactors
- Ability to operate trash compactors and keep them in an unclogged state at all times.
- Ability to identify possible maintenance related issues and report them to engineering.
- Ability to keep the room and compactors clean and orderly.
- Ability to operate equipment to maintain the cleanliness of the Loading Dock / Trash Rooms / Trash Chute / Exterior & Interior spaces/ flooring/ & other areas of need as directed by management.
Cardboard Baler
- Ability to operate the cardboard-baler and facilitate the removal of all cardboard from the building.
- Ability to identify possible maintenance related issues and report them to the engineering
- Ability the keep baler area clean and orderly.
Landfill, Recycle and Compost Removal
- Ability to facilitate the collection and removal of all landfill, recycling and compost debris from the building.
- Ability to facilitate the collection and removal of all large/small abandoned items from the building.
Loading Dock and Intermediate Collection Rooms
- Ability to maintain a clean and organized loading dock as to facilitate proper debri removal, move-ins and delivery procedures.
- Ability to maintain intermediate collection rooms to facilitate proper debris removal.
Assists Engineering and Housekeeping
- Ability to perform minor engineering and housekeeping related items and/or assist the stationary engineers/housekeepers with said items.
Responsibility to identify a need and perform the following basic duties.
- Responsible for the care and maintenance of all equipment and tools owned by the community.
- Responsible for the supply and upkeep of all personal tools required by the community.
- Responsible for safe, courteous, and efficient response to supervisors, residents, vendors, etc. at all times.
- Responsible for maintaining the required property uniform and ensuring a professional appearance and attitude in maintenance staff.
- Responsible for reporting unusual or extraordinary circumstances regarding the property or residents.
- Be aware of and be able to operate within OSHA (Occupational Safety & Health Act) standards, company safety policies, state, local and SFFD jurisdictional policies and procedures.
- Responsible for thorough knowledge of management company policies and property community rules.
- Responsible for knowing layout of building and be able to direct a contractor or essential life safety personnel to a requested location within the building.
- Responsible for learning and knowing emergency evacuation plans and procedures for the building and be able to communicate procedures to residents, guest of residents, contractors and employees of the property when necessary.

Education: High school diploma or general education degree (GED)
Language Skills: Ability to read and interpret documents in English such as safety rules, operating and maintenance instructions, work orders and safety and procedure manuals.
Math Skills: Ability to add and subtract two digit numbers and to multiply and divide with 10's and 100's. Ability to perform these operations using units of American money and weight measurement, volume, and distance.
Reasoning Ability: Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.
Physical Requirements: Extensive mobility required. Must be able to perform the physical functions of the position, which may include, but are not limited to: ability to walk property, including 4 flights of stairs, to complete physical inspections, deliver resident communications. Significant Typing and computer use required.
