As a Director of Portfolio Management and Reporting for Nuveen's Private Infrastructure team, the Director position will focus on managing and reporting on a portfolio of existing private equity infrastructure investments as an individual contributor. Responsibilities include asset management activities for underlying fund commitments, coinvestments, and joint ventures as well as portfolio reporting and surveillance responsibilities across the firm's existing private equity infrastructure portfolio, The Director will review the financial accounting and prepare forecast materials for the TIAA General Account client, liaise with Nuveen and TIAA Risk Management and coordinate with business partners in Legal, Accounting, Finance, Tax and Operations.
Key Responsibilities and Duties
- Assist in the oversight of existing private equity investments including responding to investor requests in coordination with internal business partners, prepare board materials and presentations, assist various business partners to address valuation, accounting, legal and compliance deliverables, and other quantitative and qualitative analysis on an ad-hoc basis.
- Manage a portfolio of existing limited partnership commitments with external infrastructure fund managers; Portfolio management activities will include tracking existing LP commitments including forecasting unfunded commitments, analysis of underlying portfolio company investments by those GPs, and managing fund co-investments originated by the underwriting and acquisitions investment teams.
- Manage and drive deliverables across Portfolio Management activities including existing investment performance reviews, market research, rating agency analysis, sponsor evaluation, and investment modifications.
- Prepare market research and analyze both macro and portfolio trends (including modeling through the investment's lifecycle) of funds and coinvestments across sectors such as transportation, transmission, renewable energy, storage, social infrastructure (campus energy, student housing, municipal facilities, healthcare, etc.) and digital infrastructure (data centers, fiber optic networks, towers, DNS, etc.).
- Work with internal business partners to ensure all legal, risk, compliance, and accounting requirements are met.
- Prepare internal memoranda and other materials used to support investment ratings and portfolio recommendations used to communicate with internal business partners and external clients.
- Closely monitor the performance of existing portfolio investments and manage regular communication with sponsors, investment partners, and banking intermediaries. This will include working with the Valuation Team on updates to investment appraisals and recommendations for changes in NAV and or impairments.
- Work with senior deal team members on asset sales.
- Maintain investment performance databases and files.

- Prior investment experience with infrastructure as an asset class
- Valuation experience
- Strong MS Excel modeling skills
- Broad industry experience in power, transportation, renewable energy, etc.
- Knowledge and ongoing interest in current trends, success factors, participants and industry terms in infrastructure and energy investment markets
- Familiarity with project legal documents, service agreements, joint venture agreements, financing agreements, etc.
- Experience developing and using financial statement analysis and financial modeling
- Strong knowledge of accounting and finance

Base Pay Range: $175,000/yr. - $200,000/yr.
Actual base salary may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location. In addition to base salary, the competitive compensation package may include, depending on the role, participation in an incentive program linked to performance (for example, annual discretionary incentive programs, non-annual sales incentive plans, or other non-annual incentive plans).
