JOB DESCRIPTION

Summary/Objective
To perform a specific range of tasks related to the planning, implementation, and development oversight OF REAL ESTATE activities as it pertains to Affordable Homes of South Texas, Inc. (AHSTI) including seller negotiations, closings, and inventory control of all unimproved and vacant sites owned by organization. To directly oversee the operations of the following entities under TuCasa Investments, Inc.: Framework Homes, LLC (FWH) and with support from the managing broker - Neighborhood Alliance Management, LLC (NAM) and Esperanza RGV Real Estate, LLC. (HCH Realty). To coordinate activities efficiently and expeditiously and in accordance with established policies and procedures.

  1. Support the Executive Director, ED, in creating an inspiring, collaborative, efficient, and effective work environment within Affordable Homes of South Texas and to motivate AHSTI team to achieve the organizational strategic and operational priorities and objectives.
  2. Support the ED in reviewing and analyzing department operations to identify areas of potential program modifications and improvements.
  3. Be a role model in the employment of service delivery in valuing diversity, promoting equality of opportunity, and developing cohesion across the organization.
  4. Provide support to the Department Directors in effective communications with the public.
  5. Track and report on the progress of the department’s goals against the strategic plan.
  6. Initiate, obtain data, and evaluate new REAL ESTATE development opportunities including developing feasibility and market analysis reports
  7. Coordinate with staff and monitor adherence to documentation requirements to ensure file compliance with Housing of Urban Development and other management regulations.
  8. In conjunction with the Managing Broker, manage all aspects of the Real Estate brokerage activities for HCH Realty including licensing, salesperson recruitment, management, training, oversight of activities, and marketing
  9. Monitors the accuracy and completeness of the files and documents that relate to REAL ESTATE transactions in coordination with the managing broker.
  10. Supervises planning and organizing sales promotions, awards, and agent morale building programs for HCH Realty, within the budget established by the Executive Director and with the concurrence of the managing broker.
  11. Management and oversight of custom home building operation for Framework Homes, LLC., including bidding, budgets, coordination of construction, marketing and management of staff and contractors.
  12. In association with the managing broker and AHSTI General Counsel, manage all aspects of the property management and Homeowners Association activities for Neighborhood Alliance Management, LLC including licensing, staff activities and marketing.
  13. Other related duties as assigned.

Supervisory Responsibility

This position supervises AHSTI staff assigned to the Real Estate Services Department. In addition, staff working for Framework Homes, LLC, Neighborhood Management Alliance, LLC, and realtors licensed under Esperanza RGV Real Estate, LLC. (HCH Realty).

Work Environment
This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.

While performing the duties of this job, the employee is regularly required to talk or hear. The employee frequently is required to stand; walk; use hands to finger, handle or feel; and reach with hands and arms.

Position Type/Expected Hours of Work


Some flexibility in hours is allowed, but the employee must be available during the “core” work hours of the organization, including Saturday rotations, and is expected to work a minimum of 40 hours each week to maintain full-time status. Frequent evening and weekend work may be required as job duties demand. Position remains “on call” to all licensed realtors under HCH Realty, NAM and other related to answer questions or give direction as they may require.

Travel


Frequent local travel is expected of this position. Occasional outside of area travel is expected of this position.

Required Education and Experience

  1. Bachelor’s Degree (B.A.) from a four-year college or university; or five years related experience and/or training in construction, land development or Real Estate Marketing; or equivalent combination of education and experience.
  2. A minimum of 5 years of active REAL ESTATE brokerage experience.
  3. A minimum of 2 years of supervisory experience in a REAL ESTATE or construction environment.

Relevant Licenses/Certifications

  1. Active Realtor or broker’s license issued by the Texas Real Estate Commission
  2. All continuing education requirements for the specific license being current
  3. Valid, current, and non-restricted Texas Driver's License required
  4. Annual realtor dues for this position are paid by HCH Realty.

Additional Eligibility Qualifications

  1. Represent the agency and to interact with all outside entities and regulatory agencies in a professional manner
  2. Refrain from listing or selling property or actively pursuing REAL ESTATE transactions in competition with HCH Realty agents without specific approval of the Executive Director
