Job description

SUMMARY: An exceptional opportunity awaits a driven and seasoned Real Estate professional to join Affinity Interactive's expanding Real Estate team in Las Vegas, Nevada.

Affinity Interactive is seeking a dedicated and proactive Director of Real Estate & Facilities to oversee their portfolio of projects across the US. In this role, you will manage a Capital Investment plan ranging from $50 million to $100 million, act as the primary escalation point for internal and external stakeholders, ensure consistency and global alignment in processes and playbooks, and supervise the governance, controls, and execution of the associated Capital Projects. This includes direct oversight of the Project delivery teams, as well as day-to-day facilities management responsibilities.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Develop and approve Capital Program for projects/programs in execution scope.
  • Define and achieve benefits, objectives, and success criteria aligned with Capital Program.
  • Produce and maintain program framework, covering execution plan's scope, budget, and schedule.
  • Produce and maintain tools and templates aligned with program execution plan and delivery methodology.
  • Analyze, prioritize, and control projects/programs based on strategic objectives and team/organization capacity.
  • Manage intake process and adoption of new projects/programs as part of the investment plan.
  • Manage resource planning and forecasting aligned with Capital Program or investment plan.
  • Identify strategic program stakeholders, maintain communication, and obtain input as needed.
  • Serve as escalation point for program between Affinity's Operation team and execution team.
  • Gather design requirements from Affinity's Operating team and document them in project/program brief.
  • Validate design standardization for efficiency and best value.
  • Oversee procurement of necessary project funding, planning consents/permits, and contracting strategy.
  • Manage procurement process objectively and leverage data for evaluation/contract award.
  • Fulfill contract obligations in a planned and organized manner.
  • Create detailed control schedule in line with master schedule.
  • Monitor connected project risks and opportunities and implement mitigation plans.
  • Manage project handover to operational teams and closeout effectively.
  • Identify and implement facilities' improvement initiatives, lessons learned, and best practices.
  • Lead the Project team to develop and manage project plans and program initiatives that align with the Affinity Interactive's goals.
  • Initiate and lead procurement for design, construction, and consulting services.
  • Oversee and review the development of construction drawings and bid documents, lead Value Engineering sessions as necessary.
  • Develop, monitor, and update project budgets and schedules to align with Affinity Interactive's financial objectives and timeline.
  • Schedule, coordinate, and manage all Owner-directed vendors and consultants.
  • Demonstrate knowledge and understanding of project controls, project management, construction documentation, and sequencing.
  • Negotiate and manage all aspects of project teams and projections from conception to completion, including the budget, schedule, operational needs, procedures, standards, program requirements, and individual roles and responsibilities.
  • Establish and oversee project closeout documentation and processes through completion.
  • Negotiate, resolve, and close out any outstanding change orders, quality issues, or disputes.
  • Process and track final invoices, payment applications, retention payments, and other financial documentation.
  • Support legal team's preparation of all Real Estate related matters including third parties/delivery partners and participate in solving commercial or contractual matters

QUALIFICATIONS

  • Skilled in utilizing data management software and systems for data management, analytics, and quality assurance purposes in gaming and leisure projects.
  • Established track record of effectively implementing processes and procedures in construction projects or programs within the gaming and leisure sectors.
  • Self-driven and reliable, with the capability to prioritize tasks and demonstrate organizational acumen in the context of gaming and leisure developments.
  • Proven experience in communicating and managing relationships with various internal and external stakeholders, including design teams, and contractors, particularly within the gaming and leisure sectors.
  • Ability to successfully complete and present program reports to stakeholders in the gaming and leisure industries, clearly articulating progress, changes, key risks, issues, and critical factors concisely.
  • Aptitude for working collaboratively with other stakeholders in a distributed, multidisciplinary setting, contributing to teamwork and exhibiting a cooperative spirit in gaming and leisure projects.
  • Capability to guide a team in establishing, mobilizing, and delivering a capital investment plan, program, or pipeline of connected projects in the gaming and leisure sectors.
  • Proficiency in successfully leading the planning, development, and execution of a program or a series of interconnected projects, with an emphasis on gaming and leisure facilities.
  • Demonstrated management experience in complex, multifaceted projects within the gaming and leisure industries, including design management, contract performance management, and procurement process optimization.

EDUCATION and/or EXPERIENCE

  • Possess a bachelor's degree in construction management, engineering, project management, or a related technical discipline, with a focus on gaming and leisure industries.
  • 15+ years of experience in managing a program consisting of interconnected projects with a combined value of $50 million to $100 million, specifically related to hospitality, gaming and leisure facilities.

CERTIFICATES, LICENSES, REGISTRATIONS

Must possess and be able to maintain the applicable regional Gaming card(s) and/or License(s), if any.

LANGUAGE SKILLS

Must be able to effectively communicate in English. Must be able to read and write simple lists, interoffice memorandums, and business correspondence.

MATHEMATICAL SKILLS

Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.

COMPUTER SKILLS

Must have working knowledge of Microsoft Products Office Suite.
