Director Of Property Facilities/Management

Our Property Mgmt company with several locations in the Philadelphia area is looking for a Director of Property Facilities/Maintenance on a direct hire basis. The salary is up to $90K based on experience and relevant skills. Must have reliable transportation and at least 6 years of hands on property management (Facilities/maintenance) experience.

• The position is in office and standard hours at 8 to 5:30 M-F (some weekend work may be necessary)
• The vaccine/mask are NOT required
• Reports to COO and supervises Property Manager of Maintenance, Maintenance Coordinator, Maintenance Techs, Porters, and 3rd Party Vendors

This position is responsible for the overall management of maintenance department and will be financially accountable for the operation of the Maintenance and Housekeeping of all properties within the portfolio, ensuring it remains within the approved budget, while simultaneously providing the residents/owners with the maximum value spent. The Director will also recommend and maintain a network of highly effective and competitive service contractors and manages ongoing maintenance budgets to ensure successful and timely completion of any related service calls and this role is part of a larger coordinated effort that fully integrates ongoing improvements for the portfolio and ensures best practices are constantly updated. This role also holds responsibility for understanding key business drivers and developing both short and long-term service and maintenance related strategies based on sound financial and operational needs.

Requirements:

· Bachelors degree preferred

· Intermediate to advance level in functional skills; electrical, plumbing, HVAC, power and hand tools.

· Licensed or certified in one or more of the following areas: electrical, plumbing, HVAC, or general contractor preferred

· 6+ years of experience in building maintenance

· Excellent verbal and written communication, analytical and investigational skills

· Strong attention to detail and accuracy

· Exceptional time management skills and the ability to meet tight deadlines

· Strong proficiency in Microsoft Office

· AppFolio experience strongly preferred but not required
