Job Overview:
As the Director of Operations for A Real Home Away, you will be an integral part of our property leadership team, responsible for ensuring the smooth operation of our diverse portfolio of properties. You will lead a team of professionals, oversee property maintenance, and foster positive relationships with tenants and property owners. Key Responsibilities:
Property Maintenance and Compliance:
- Develop and implement comprehensive maintenance plans to ensure properties are well-maintained and comply with safety and regulatory standards.
- Coordinate with maintenance teams and vendors to promptly address repair requests, conduct routine inspections, and manage property improvements.
- Establish preventive maintenance schedules to minimize downtime and maximize property value.
Tenant and Owner Relations:
- Cultivate positive relationships with tenants, addressing their needs promptly and professionally.
- Serve as a primary point of contact for property owners, providing regular updates on property performance.
Financial Management:
- Develop and manage property budgets, ensuring expenses are controlled and aligned with revenue goals.
- Monitor rent collection and implement strategies to optimize rental income.
Vendor Management and Contract Negotiation:
- Select, contract, and oversee vendors, ensuring high-quality service delivery.
- Negotiate contracts and monitor vendor performance.
Process Improvement:
- Review existing processes and workflows throughout the property management cycle, including tenant onboarding, maintenance requests, rent collection, and lease renewals.
- Identify bottlenecks, inefficiencies, and areas for improvement by soliciting feedback from team members and stakeholders.
On-Call Management:
- Create schedule and train resources for on-call times (we have a 24-7 on call service but additional assistance is sometimes needed).
- Be available outside of regular business hours to address urgent issues and emergencies (this is limited)
Data Analysis and Reporting:
- Analyze operational data to identify trends and opportunities for improvement.
- Prepare regular reports for senior management, summarizing property performance and operational metrics.
Qualifications:
- Bachelor's degree in Business Administration, Real Estate Management, or related field (preferred).
- Strong leadership and team-building skills, with a track record of effectively managing teams.
- Excellent communication and interpersonal abilities.
- Strong analytical skills and attention to detail.
- Ability to work on-call and respond to urgent issues outside of regular business hours.

Pay: From $70,000.00 per year
