Established in 1871 and operated by the Order of the Incarnate Word and Blessed Sacrament, Incarnate Word Academy is a private, independent, non-profit 501(c)3 Catholic school educating approximately 500 students from age three through grade twelve within Corpus Christi and the surrounding communities. We are currently seeking a Director of Campus Operations.
The Director of Campus Operations is responsible for facility maintenance and management including outsourced projects, the supervision of the technology department, and management of maintenance, security, and custodial staff members. The Director of Campus Operations reports to the president.
DUTIES AND RESPONSIBILITIES
Facility Maintenance
· Serves as staff liaison to the Facilities board committee.
· Prepares agendas, reports, and maintenance schedules for the committee and board, and attends school board meetings to present facilities committee report in conjunction with facilities committee chair.
· Manages equipment maintenance requests
· Manages and directs work programs and maintenance schedules for the maintenance of buildings, plumbing systems, electrical systems, HVAC systems, alarm and campus safety systems, landscaping, and parking areas.
· Ensures air handlers (chiller, boiler) are off at night.
· Prepares budgets and work scopes for contracted maintenance activities.
· Develops and promotes effective work plans, evaluates implementation, and authorizes payment for outsourced contracts after completion and thorough inspection.
· Supervises Campus Operations including a variety of scheduled equipment set-up activities, preventive maintenance, and routine maintenance activities.
· Orders and ensures consistent availability of janitorial supplies.
· Identifies and pursues opportunities to optimize effectiveness.
· Prepares and presents information concerning operational effectiveness and service levels to President
· Creates/maintains Facility Emergency Management Plans
- Freeze Precaution Plan
- Hurricane Preparedness Plan
- Facility Security Plan
· Creates fill-in work list for maintenance staff to enhance campus (i.e. painting, light fixture replacement, minor upgrades, etc.)
Supervision and Management
· Develops effective and attainable work plans and supervises staff in their implementation.
· Supervises the Technology Manager and Maintenance Foreman.
· Oversees the janitorial service contract and manages the day-to-day operations of the IWA custodial staff.
· Oversees the campus security contract and manages the day-to-day operations of the campus security personnel.
· Interviews, screens, selects and evaluates technology, maintenance, and custodial personnel.
· Administers management reporting systems (work order electronic ticketing system).
· Reviews and manages energy & utility bills (electric, gas, water, etc.) with the purpose of optimizing costs
· Sets up and manages the Asset Management System & Predictive Maintenance Program (Brightly).
· Creates, maintains and communicates repair service call-in list (electrical, plumbing, HVAC, security, vehicle mechanics, City of Corpus Christi contacts, AEP contacts, Phone Service contacts, etc.)
· Understands codes and facility legal requirements (fire codes, boiler inspections, backflow certifications, etc.). Audits facilities to ensure a safe environment.
· Seeks continuous improvement of facilities to be able to meet the needs of IWA in the future. Brings capital improvement ideas to IWA President and to Facilities Committee.
· Performs other related duties and projects as required.
REQUIRED SKILLS
· Comprehensive knowledge of equipment and facility maintenance programs and procedures
· Considerable knowledge of safety principles and practices.
· Considerable knowledge of the budget process.
· Considerable knowledge in the use of computer systems.
· Ability to identify and recognize unsafe conditions or work practices.
· Ability to exercise judgments, make decisions, and effectively implement plans.
· Ability to plan, organize, and delegate work to achieve desired results.
· Ability to effectively present facts and recommendations in oral and written form.
· Ability to read, analyze, and interpret contract documents.
· Ability to define problems, collect data, establish facts, and draw valid conclusions.
· Ability to work effectively with department heads and other staff
EDUCATION & EXPERIENCE
· Bachelor’s degree in related field preferred
· Minimum of three to five years in supervisory position with experience in plant maintenance.
WORKING CONDITIONS
· Full-time, permanent position, Monday – Friday, 8:00 a.m. to 5:00 p.m.
· Occasional weekend or nighttime work requirement for special events or campus emergencies.
· Needs to manage schedule to create back-up plans (seek help from other members of staff for emergency management)
Job Type: Full-time
Pay: $64,000.00 - $74,000.00 per year
