Your Job
As the Director of Asset Management at Koch Real Estate Investments, you will play a pivotal role in overseeing and optimizing the performance of our commercial real estate (CRE) investments. Sitting at the intersection of property and loan-level decision-making, risk management, and reporting, you will be leading Asset Management at KREI, acting as a key conduit between various internal teams and external partners. Your responsibilities will encompass property-level operations and business plan oversight, financial planning and internal reporting, and ensuring alignment across teams to maximize asset performance and value creation. This role will report to the President of Koch Real Estate Investments.
Our Team
This person will be an active member of the Koch Real Estate Investments ("KREI") team. KREI is the real estate investment arm of Koch Industries, the second largest privately held company in the US with over $125bn in revenue. KREI is active in the private and public markets with financial investments throughout the capital stack of real estate assets and operating companies representing $6bn of AUM. KREI's investment activities seek to generate attractive risk-adjusted returns by partnering with best-in-class real estate operators and management teams.
What You Will Do
* Deep involvement in property-level operations, including development, leasing, property management, capital budgeting, business planning, and dispositions.
* Structure and lead recurring meetings focused on overall Asset Management, covering business/financial planning, monthly management reporting, and valuation exercises/mark-to-market.
* Develop and/or employ financial models for analyzing cash flow, evaluating refinancing options, and determining the optimal timing for holding or selling investments.
* Collaborate with KREI leadership to develop key Asset Management templates and reports.
* Serve as a Subject Matter Expert (SME) internally, providing guidance and acting as a reference point for investment teams.
* Collaborate with third-party operating partners to optimize ongoing Asset Management and streamline reporting.
* Engage with external partners, including brokers, insurance professionals, and consultants.
* Evaluate annual asset performance against pro forma underwriting projections and annual budgets.
* Establish and maintain consistent communication channels with partners to verify operational alignment with business plans.
* Oversee and enforce loan covenants, managing tasks such as reserve/loan draws and monthly escrows; provide lenders with necessary financial information as per requirements.
Who You Are (Basic Qualifications)
* 7+ years of experience in CRE Asset Management
* Comprehensive knowledge across multiple CRE product sectors.
* Strong organizational skills and ability to structure internal processes and procedures.
* Proficient in CRE financial analysis.
* Demonstrated management courage and comfort challenging prior business plans/strategies.
* Willingness to develop and mentor direct and indirect reports.
